Bengaluru Business Corridor: A Game-Changer for the City’s Traffic and Growth
Bengaluru, often celebrated as India’s Silicon Valley, has long faced one persistent challenge — traffic congestion. However, the city is now set for a massive transformation with the announcement of the Bengaluru Business Corridor (BBC), formerly known as the Peripheral Ring Road (PRR). The Karnataka government’s green signal for this 117-kilometre project marks a turning point in Bengaluru’s infrastructure and urban planning.
A Vision to Decongest Bengaluru :

The Bengaluru Business Corridor is being developed under the Bengaluru Development Authority (BDA) and comes with an estimated investment of around ₹10,000 crore. The project, expected to be completed within two years, is designed to drastically reduce the burden of vehicular traffic that chokes the city’s arterial routes every day.
According to Deputy Chief Minister D.K. Shivakumar, this initiative is not just another infrastructure project but a “historic step” towards decongesting the city. The corridor is expected to divert inter-city and industrial traffic away from the central areas, resulting in a 40% reduction in overall city traffic once completed.
Balancing Progress with People :
While the corridor will benefit millions of commuters, it also impacts approximately 1,900 families whose land falls within the project area. The government has, however, ensured a transparent and equitable compensation framework for all affected parties. In an effort to avoid disputes and delays, landowners are being offered five comprehensive compensation options, including both cash-based and land-based alternatives.
Some of the key highlights of the compensation policy include:
- Cash compensation of up to three times the guidance value for rural areas and twice the value for urban areas (as per October 2023 rates).
- Transfer of Development Rights (TDR) equal to twice the guidance value, based on BBMP norms.
- Additional Floor Area Ratio (FAR) benefits for land retained along the corridor.
- Developed land allocation, offering up to 40% of plots back to those losing more than half an acre in residential zones.
- For commercial zones, 35% of developed plots will be provided within the newly created commercial corridor.
These flexible options aim to ensure that no stakeholder feels left behind as the city advances toward a smarter and more connected future.
From Peripheral Road to Business Corridor :
The decision to rename the Peripheral Ring Road to Bengaluru Business Corridor reflects the state’s broader vision. It’s not just about easing traffic — it’s about unlocking the potential of new growth corridors around the city. With large stretches of land opening up for commercial and industrial development, this project is expected to become a key catalyst for investment in Bengaluru’s outskirts.
Experts believe that once operational, the corridor will spur demand for residential communities, logistics hubs, retail zones, and IT parks along its route. The initiative will also connect major highways and industrial clusters seamlessly, improving accessibility for both businesses and residents.
Impact on Real Estate and Urban Development :

The upcoming corridor is poised to redefine real estate trends in Bengaluru. Areas along and around the new corridor — including Sarjapur Road, Hosur, and Bagalur — are likely to witness a surge in development activity. Better connectivity, reduced travel time, and improved infrastructure will naturally make these locations more attractive for homebuyers and investors alike.
For developers like SUYUG Infra, which already has strong footprints in key growth zones such as Sarjapur Road through projects like The 1, Saffron, and Utpala, this development signals a future of immense opportunity. With a focus on sustainable architecture and smart urban design, SUYUG continues to align its projects with the evolving infrastructure landscape of Bengaluru.
A Step Toward Smarter Mobility :
Beyond real estate and investment potential, the Bengaluru Business Corridor embodies a vision of smarter mobility. By diverting heavy traffic outside city limits and improving access between major highways, the project promises not just shorter commute times but also cleaner air and a more efficient transportation ecosystem.
As Bengaluru takes this bold step toward reshaping its infrastructure, the Bengaluru Business Corridor stands as a symbol of progress — one that blends growth, sustainability, and connectivity.
