While the corridor will benefit millions of commuters, it also impacts approximately 1,900 families whose land falls within the project area. The government has, however, ensured a transparent and equitable compensation framework for all affected parties. In an effort to avoid disputes and delays, landowners are being offered five comprehensive compensation options, including both cash-based and land-based alternatives.

Some of the key highlights of the compensation policy include:

• Cash compensation of up to three times the guidance value for rural areas and twice the value for urban areas (as per October 2023 rates).
• Transfer of Development Rights (TDR) equal to twice the guidance value, based on BBMP norms.
• Additional Floor Area Ratio (FAR) benefits for land retained along the corridor.
• Developed land allocation, offering up to 40% of plots back to those losing more than half an acre in residential zones.
• For commercial zones, 35% of developed plots will be provided within the newly created commercial corridor.

These flexible options aim to ensure that no stakeholder feels left behind as the city advances toward a smarter and more connected future.

From Peripheral Road to Business Corridor :

The decision to rename the Peripheral Ring Road to Bengaluru Business Corridor reflects the state’s broader vision.
