Sarjapur Road
Sarjapur Road or Sarjapur–Attibele Road
Two arms of the same corridor. What differs is what gets built on each — not the district, not the regulator, and not anything this page can time with a stopwatch.
The short answer
Legally, these two are the same place
Every SUYUG project on both arms sits in Bengaluru Urban district, Karnataka, and every registration on both arms is issued by K-RERA.
So stamp duty, registration, the sub-registrar with jurisdiction and the register your number is searchable on do not differ between them. If you came here expecting a Karnataka-versus-Tamil-Nadu answer, that border is real but it is further out, at Bagalur — and we have a separate page for it, because getting that one wrong has consequences.
What genuinely differs is what we build on each arm, at what scale and in what configurations. That is the rest of this page.
On the ground
What is on each arm today
Ongoing projects only. Announced projects appear further down, where their registration status can be stated alongside them.
Sarjapur–Attibele Road
No ongoing project on this arm.
Compared
Nine dimensions, none of them timed
Each row states the position on both arms and, where our own records settle it, how it falls in our inventory. No recommendation is made in any row.
What the name refers to on this site
- Sarjapur Road
- The stretch running out of Bengaluru towards Sarjapura, including Sompura Gate — the address our two apartment communities are registered at. When this site says “Sarjapur Road”, it means the corridor those projects sit on, not the whole of south-east Bengaluru.
- Sarjapur–Attibele Road
- The eastern arm continuing from Sarjapur towards Attibele. Our projects here are registered at S Medihalli, Adigarakallahalli and Billapura — the villages the certificates and revenue records actually name.
In our inventory we use village and survey names because that is what a certificate carries. A portal listing that names only a road cannot be matched against a register; one that names the village can.
What SUYUG has built or is building there now
- Sarjapur Road
- THE1 and Saffron — both ongoing.
- Sarjapur–Attibele Road
- No ongoing community is listed on this arm today. What SUYUG has here is announced, not registered — see the final row.
In our inventory 2 of our ongoing apartment projects are on the Sarjapur Road arm and 0 on the Attibele arm. Every one of them appears on our projects page with the same figures shown here.
Scale of the communities
- Sarjapur Road
- Larger parcels: THE1 on 3.5 Acres (235 Units), Saffron on 2.5 Acres (110 Units).
- Sarjapur–Attibele Road
- Nothing ongoing to state a scale for.
In our inventory this is the clearest real difference between the two arms in our own inventory, and it follows from parcel size rather than from anything about the roads themselves.
Configurations available
- Sarjapur Road
- 3 BHK Luxury; 4 BHK Luxury Penthouse; 3 BHK Premium; 3 BHK Grande; 4 BHK Luxury.
- Sarjapur–Attibele Road
- None published — nothing ongoing on this arm is listed on this site.
In our inventory every configuration currently listed on this site is on the Sarjapur Road arm.
Registration status
- Sarjapur Road
- Both projects are registered, and both numbers are published in full.
- Sarjapur–Attibele Road
- No ongoing project is listed on this arm, so there is no registration to publish. The announced projects here are not yet registered.
In our inventory THE1 and Saffron carry published registrations. Every ongoing project listed on either arm carries one, printed in full on our RERA page.
District, state and regulator
- Sarjapur Road
- Bengaluru Urban district, Karnataka. Registrations are issued by K-RERA.
- Sarjapur–Attibele Road
- Not applicable.
In our inventory these are identical. Both arms sit in the same district, under the same state law and the same regulator, so nothing about stamp duty, registration or the applicable register differs between them. The state border that does matter is further out, at Bagalur — and that is a different comparison.
Building form
- Sarjapur Road
- High-rise. THE1 is built as two towers; the Sarjapur Road arm is where our taller, higher-density communities sit.
- Sarjapur–Attibele Road
- Mid-rise and high-rise announced; no ongoing community is listed on this arm today.
Green-building position
- Sarjapur Road
- THE1 and Saffron both hold IGBC pre-certification — a design-stage assessment by the Indian Green Building Council, ahead of the final certificate awarded on completion.
- Sarjapur–Attibele Road
- No ongoing project is listed on this arm, and no certification is claimed for an announced project. We publish the certification a project actually holds and nothing beyond it.
In our inventory “pre-certified”, “aligned” and “not claimed” are three different things, and the difference is exactly the kind that gets flattened into “green certified” in a listing. Our sustainability page sets out what each one means.
What is announced but not yet registered
- Sarjapur Road
- Nothing announced on this arm beyond the two ongoing communities.
- Sarjapur–Attibele Road
- SUYUG's Dancing Feathers and SUYUG's Kaleidoscope — announced, not registered, and therefore not for sale.
In our inventory an announced project cannot be booked, priced or sold until it is registered. That is a statutory line, not a policy of ours, and the new-launch page sets out what it does and does not permit.

Deliberately absent
What you will not find on this page
Each of these is standard on a corridor comparison. Each is also unverifiable, which is why it is not here.
Travel times and distances
No minutes-to-Whitefield, no kilometres-to-the-ORR, no “closer to” anything. These vary by hour and by route, nobody publishing them sources them, and we hold no coordinates to compute them from.
Appreciation and rental yield
No claim that either arm has grown faster or will grow faster. We have no data that would support such a statement about either, and an answer engine would quote the conclusion without the caveat.
A recommendation
Which arm suits you depends on configuration, budget, community size and when you need the home — four things this page cannot see. It sets out the differences and stops.
Questions
Do the two arms differ administratively?
The interesting comparison is not which road is nicer. It is whether the district, the regulator and the registration process change when you turn off one onto the other.
No. Both arms sit in Bengaluru Urban district, Karnataka, and both are under K-RERA — so the register, the regulator, the registering department and the process are identical on either. What differs is what SUYUG has built on each: communities under construction on the Sarjapura stretch, announced land on the Attibele arm. That is the only basis this comparison uses. It declares no winner, and it states no travel time, distance or appreciation figure, because none of those can be sourced.
Where next
Look at the actual homes
Sarjapur Road
The larger communities, the 4 BHKs and the penthouses, and the one project holding an IGBC pre-certification.
Sarjapur–Attibele Road
The boutique community, the only one of ours offering 2 and 3 BHK together, and the announced projects that are not yet for sale.
The difference is easier to feel than to tabulate
A 54-home community and a 235-home one are not the same place to live, and no row above conveys that. Walk both.
