Six steps, none of which require taking our word for anything. This is the part of a locality page an aggregator cannot copy: it can restate our numbers in an afternoon, but it has never held a certificate and cannot tell you which village to search.
Step 1
Property here is registered with TNRERA — the Tamil Nadu Real Estate Regulatory Authority — whose public register is published at rera.tn.gov.in. Every other state runs its own, and they do not share records. A valid number searched on the wrong portal returns nothing at all, which looks like a red flag and is only a wrong address.
Step 2
Type the registration number exactly as it is printed further down this page, including the slashes. Project names are marketing strings and are spelled several different ways across listing sites; the number is the only string that resolves to one filing. Where we have published no number, there is nothing to search yet, and that is stated rather than hidden.
Step 3
Ask which legal entity is named as promoter, and check that name against the register rather than the brand on the hoarding. A trading brand and a registered entity are frequently not the same string, and a listing that guessed will show you the wrong one.
Step 4
Ask for the survey numbers on the registration and order the encumbrance certificate against those, within the village named on the certificate. The revenue record indexes land by survey number, not by project name, so a request made against the project will not find it.
Step 5
A registration's validity date is the period the registration covers. It is not a handover date, and this site publishes no handover date for any project — the date declared to the regulator is a term of the filing, so we will point you at the filing rather than paraphrase it into a promise.
Step 6
Land areas, unit counts and registration numbers for these projects appear in mutually contradictory versions across third-party sites. We cannot correct those pages; we can make ours checkable. Where a portal and the register disagree, the register decides — and where a portal and this page disagree, ask us for the document rather than picking between two web pages.
None of the six steps above needs us. That is deliberate: a page whose claims can only be confirmed by the party making them is a brochure, and this corridor already has enough of those. Where a document does not exist yet for a project, we say so instead of sending something adjacent to it.

Most of these are generated from the same project records that drive the project pages and the registration numbers above, so an answer here cannot drift out of step with the page it came from. The rest are administrative facts about the place itself. Every registration number below can be typed into rera.tn.gov.in and matched character for character — which is the only test of a locality page worth running.
No, and this is the single most consequential thing on the page. The Bagalur that carries most of the search volume for the bare name is the Karnataka locality beside Kempegowda International Airport in north Bengaluru. This is a different place: it sits on the Sarjapur–Bagalur road, south-east of the city and across the state line. If you arrived here looking for airport-side plots in Karnataka, we have nothing to sell you there, and saying so costs us the click. The quickest way to settle it for yourself is the registration number published further down — the authority that issued it names the state.
Not administratively, whatever the drive feels like. The land is in a different district and a different state to Bengaluru, both of which are printed at the top of this page and on each project's own page. Buyers reach it from Bengaluru and some of our older marketing material calls it a Bangalore project; the register does not, and the register is what governs the purchase. This matters in practice rather than in principle: the stamp duty schedule, the registering authority, the layout approval regime and the public portal you check the project on are all set by the state the land is in, not by the city you drove from.
No. BMRDA is a Karnataka authority for the Bengaluru metropolitan region and khata is a Karnataka municipal record; neither is what governs land across the state line, and we have never described anything of ours here as carrying either. If a listing tells you a project on this road is BMRDA-approved, that alone is enough to tell you the listing was not written from the paperwork. The approvals that do apply are issued under Tamil Nadu's own regime and the registration is issued by Tamil Nadu's own authority, which is named and linked further up this page.
Four, and they are the same four wherever the land is. The title deed and an encumbrance certificate for the specific survey numbers, so you are checking the parcel rather than the project name. The approved layout, because a plot's value is decided by the road, the levels and the position, none of which appear in a dimension. The release schedule for the phase you are buying into, which is the only document that says what is actually unsold. And the registration certificate itself, read rather than quoted at you. We send these on request, and where one does not exist yet we say so instead of sending something adjacent to it.

That pairing is worth checking rather than assuming: a registration issued by one state's authority does not appear on another state's portal, so searching a valid number on the wrong register returns nothing at all, which looks alarming and means only that you are on the wrong site. The Big Banyan publishes Adventure-Themed Villa Plots at 750 – 2400 sq.ft and RIME publishes Plotted Development at Coming soon. Those configuration names are printed exactly as the project records store them rather than collapsed into a single range, because the grade in the name is usually the only thing that tells two homes of the same bedroom count apart. Where a row reads as a description rather than a measurement, no size schedule has been published for that project yet and we would rather print it as it is stored than replace it with a plausible number. The area that governs the sale is the carpet area as defined in section 2(k) of the Real Estate (Regulation and Development) Act, 2016, which is stated in the registration filing and in the agreement — ask for it alongside the figures above rather than instead of them.
This site does not state a handover or completion date for any project without a source behind it, so there is none on this page. That is a deliberate refusal rather than an omission. We publish no distances and no drive times anywhere on this site, including on this page. They are the most quoted and least sourced numbers on this corridor: a portal prints "twenty minutes to Wipro" without saying at what hour, by what route or measured how, and the figure is repeated until it looks like a fact. Ours would be no more checkable than anyone else's, so we publish none. The honest version of that number is a drive you make yourself, at the hour you would actually be making it, which is most of the reason a site visit is worth the morning. Our own writing about the corridor's connectivity is linked from this page, and any argument about it belongs there rather than as an unsourced figure in a table.
We do not publish price trends, appreciation percentages, rental yields or projected returns for this or any other locality, and there are none on this page. Those figures are the entire substance of most locality pages and almost none of them is sourced to anything. We hold no data we could stand behind for them, and a page that repeated them would be indistinguishable from the pages this one exists to be better than — which would also cost us the only advantage we actually have, which is that everything here can be checked. Because they are four levels of one address, and all four are in Tamil Nadu. Belathur is the revenue village the land sits in. Bagalur is the locality, on the Sarjapur–Bagalur road. Hosur is the nearest town people navigate by, which is why it appears in the project's own address line. Krishnagiri is the district — and the district is the one that decides things, because it sets the regulator, the registering department and the land-record regime. If you carry only one of the four into a records office, carry the village, with the survey number.
The Registration Department of Tamil Nadu, through its TNREGINET portal. That is where the encumbrance certificate, the guideline value and the sub-registrar jurisdiction for this land are published, and it is where the sale deed is registered. Karnataka's Kaveri portal holds nothing about land in Tamil Nadu — a search there comes back empty rather than with an error, which reads like a problem and means only that you are on the wrong state's system. The same split applies to the project registration: The Big Banyan is registered with TNRERA under TNRERA/30/LO/1146/2026, and that number will not be found on the Karnataka register either.
