Searching “3 BHK apartments Sarjapur Road” returns a wall of aggregator pages, and almost none of them can tell you what a specific developer actually has for sale this week. This page does exactly that and stops there: 2 communities under construction on this corridor, every three-bedroom configuration in them, the area as we publish it, and a price wherever we publish one.

Nothing here is collapsed into a range. “3 BHK Premium”, “3 BHK Grande” and “3 BHK Luxury” are different products with different areas, and the grade in the name is usually the only thing that tells two three-bedroom homes apart. Every figure is read from the same project record that drives the project pages and the RERA page, so a correction in one place corrects all of them at once.

What you will not find below is advice.   • No dates, distances or trends. No possession date, no drive time, no appreciation figure — none of those can be sourced, so none of them appear.

Areas are as published. The figure that governs the sale is the carpet area as defined in section 2(k) of the Real Estate (Regulation and Development) Act, 2016, which is stated in the registration filing and in the agreement — ask for it alongside these figures rather than instead of them. No per-square-foot rate is computed from this drawing, here or anywhere else on the site.

The published prices

What those figures are, and what they are not

Every price on this page ends in “onwards”, and that word is doing real work. It is a starting figure for the smallest or least favourably placed unit in a release — not the price of the home you will end up wanting, and not the amount you will actually transfer.

We do not publish a breakdown of what those figures include or exclude. We have not published one anywhere else on this site, and inventing the split for a landing page would make this the least reliable page we own. Registration charges, stamp duty, GST, statutory levies, parking, corpus and maintenance are set out in the cost sheet for the specific unit, and the cost sheet is issued on request rather than estimated here.

There is no per-square-foot rate on this page either. If a portal is showing you one for a SUYUG project, it did not get it from us — it divided a price it guessed by an area it read somewhere, and the two are frequently from different configurations.

And there is no price trend, appreciation percentage or rental yield. Those are the numbers most 3 BHK listing pages are built out of, none of them can be sourced, and a page that repeats them is indistinguishable from the pages this one exists to be better than.

What to ask for instead

  • The cost sheet for the specific unit number, not for the configuration.
  • The payment schedule, with the milestones each instalment is tied to.
  • The carpet area as defined in the registration filing, next to the area printed above.
  • The registration certificate itself, and the approved plan for the tower you are buying into.

We send these on request. Where a document does not exist yet for a project, we say so instead of sending something adjacent to it.

What is the difference between Premium, Grande and Luxury?

On this site they are configuration names, and the area is the part we publish: at Saffron, 3 BHK Premium is 1896 & 1976 sq.ft and 3 BHK Grande is 2088 sq.ft. What else separates them — layout, aspect, floor, finishes — is on the floor plans, and we would rather hand you those than characterise them in a sentence.

Do you have a 3 BHK under a specific budget?

The from-prices on this page are the only price figures we publish. Nothing on this site converts them into a per-square-foot rate or a budget bracket, because a from-price and a final cost are not the same number. Tell us the budget and we will send the cost sheets that actually fall inside it.

Is the area carpet or saleable?

The areas above are printed exactly as our project records store them. The carpet area as defined under RERA is stated in the registration filing and in the agreement, and that is the definition that governs the sale — ask for it alongside the figure above rather than instead of it.

When is possession?

This site does not state possession or completion dates without a source behind them, so there is no date on this page. The declared timeline sits in each project’s registration filing, which is public, and we will point you at it rather than paraphrase it.

How far is it from the tech parks?

We publish no distances or drive times anywhere on this site. They are the most-quoted and least-sourced numbers on this corridor and ours would be no more checkable than anyone else’s. Drive it on a site visit, at the hour you would actually be driving it.
