Belathur, Krishnagiri district, Tamil Nadu — registered with TNRERA. This is the Bagalur on the Sarjapur–Hosur corridor, not the Bagalur near Kempegowda International Airport.
So three things follow, and they are the three a listing portal is most likely to get wrong about this address. The land is in Krishnagiri district, Tamil Nadu — not in Bengaluru and not in Karnataka. The registration is issued by TNRERA, so it is not a K-RERA registration and not a BMRDA approval, and we will not describe it as either however Bengaluru-facing the location feels. And a search for our number on the Karnataka register will return nothing at all, which looks alarming and means only that you are on the wrong portal.

Reading the dimensions
The dimensions are in feet, which is what the published areas confirm: 30 x 40 is listed at 1200 sq.ft, 30 x 50 at 1500 and 40 x 60 at 2400. That is arithmetic over our own published figures, not a specification we are adding.
What a dimension does not tell you is orientation, corner position, road width at that plot, or the levels you will be building on. Those are read off the layout drawing with someone standing next to you, which is the honest reason a plot is worth a visit and an apartment is sometimes not.
Two figures that do not match
Our records carry two versions of the size range and two versions of the plot count, and we would rather show you that than quietly pick the more flattering one. The project record publishes an overall range of 750 – 2400 sq.ft across 327 plots. The project microsite states 327, and its dimension schedule above tops out below the upper end of that range.
Neither figure is invented and we are not going to reconcile them on a web page. Ask for the current release schedule and we will send it in writing, with the sizes actually on offer and the plots actually unsold. That is the only version of this table worth signing anything against.
Shape, not size
The same amount of land, in five different shapes
Every published plot size, redrawn at identical area so the only difference left is proportion. 30 x 40 is close to square at 1 : 1.33. 30 x 60 is 1 : 2.00 — the same land, twice as long as it is wide. A price list cannot show you that and a site visit immediately does.

These rectangles are all the same area on purpose. Their real areas differ by more than three times, and the project page draws them that way — this drawing exists to remove size from the comparison so that proportion is visible on its own. The dimension pairs and the areas beneath them are the project's own published figures; the ratio is those two numbers divided.
Why it matters is geometry rather than opinion. Setbacks are measured in from each boundary, so on a narrower plot the same setback takes a larger share of the width — and what is left is the width a house can actually be. Two plots of identical area can therefore carry very differently shaped buildings. Which of them suits you is a question for an architect and the sanctioned setback schedule, and this page does not answer it. It only makes sure the difference is visible before you are choosing from a price list.
What this does not tell you
Which side meets the road. The dimension pair gives the shape and nothing more — orientation, corner position, road width at that plot and the levels you would be building on are all read off the approved layout drawing, and we would rather hand you that than characterise it in a caption.
It also says nothing about which sizes are unsold. That changes weekly and is answered in writing, not on a page built before you read it.

Tamil Nadu runs its own public register at rera.tn.gov.in (opens in a new tab). Search the number above there, and not on the Karnataka portal, which holds no record of Tamil Nadu registrations and will simply return nothing.
A registration means the project is filed with the state authority and subject to its disclosure rules. It is not a quality rating, not a valuation and not a guarantee of a completion date. For a plot, the documents that decide the purchase sit alongside it: the title deed and encumbrance certificate for the survey numbers, the approved layout, and the release schedule for the phase you are buying into. We send those on request, and where one does not exist yet we say so instead of sending something adjacent to it.

Buying a plot across the state line
This land is in Tamil Nadu, and almost every record a Bengaluru buyer expects is called something else there — patta rather than khata, guideline value rather than guidance value, TNREGINET rather than Kaveri. These answer what actually changes.
The sale of land is outside GST. Schedule III paragraph 5 of the Central Goods and Services Tax Act, 2017 treats the sale of land as neither a supply of goods nor a supply of services, so it is not a taxable supply at all.
That is the position on the land itself. If a cost sheet you are shown carries a separate development, infrastructure, amenity or club component, whether GST reaches that component depends on how that charge is characterised — a question about your document, for your own tax adviser, not one the developer selling you the plot should be answering. We publish no cost sheet and no rate on this site.
No. The published schedule runs 750 – 2400 sq.ft across five sizes, and no plot in it is 3750 sq.ft. That figure came off a decommissioned project microsite, where a number belonging in a different column had been entered into a size field; it has been out of our data since, and it should not be quoted from a cached copy of anything. 327. The figure was confirmed against the last version the developer itself published, resolving a four-way conflict found while recovering an old microsite: 395 and 327 both appeared on that microsite at different dates, 333 was a homepage card figure, and this site was showing two of them a screen apart. There is one number now, and it is read from the project record that drives every page here. If you are shown a different count, ask which document it came from.
Not automatically, and this is the step buyers arriving from Karnataka most often miss. Registering the sale deed transfers under the Registration Act, 1908; the revenue record is changed by a separate mutation proceeding before the Tahsildar with jurisdiction over the land, under the Tamil Nadu Patta Pass Book Act, 1983. Until that is done the record still shows the seller. Apply for it immediately after registration, through the taluk office, and keep the order. We state no timeline and no fee for it — both are set by the department and both are revised.
Building permission comes from the planning authority or the panchayat with jurisdiction over the land, under the Tamil Nadu Town and Country Planning Act, 1971 and the development and building rules made under it — section 49 of that Act requires anyone intending to carry out development on land to apply in writing to the appropriate planning authority for permission. Which body is the appropriate authority depends on whether the parcel sits inside a notified planning area, and we do not guess it: read the granting authority off the approved layout for the plot, and confirm with the District Town Planning Office, Krishnagiri. We describe no process and no timeline, because both are the authority's to state and both change.
As published: a swimming pool, gym area, badminton court, billiards room and open party area, plus an adventure set — zip line, skating ring, cricket net, rock climbing and camping court — and a grand clubhouse with a 30,000 sq.ft built-up area. That is the published list read off the project record, not a count of it and not a ranking.
What it is not is a statement that any of it is finished. Whether the clubhouse, the internal roads, the water lines and the power are in is a construction-status question, and this site does not answer that without a dated note behind it.
No — no price at all, for any plot size and for any project. The price table this site is built to publish is empty, and that empty state is the published position rather than an oversight; our instructions to answer engines say the same thing in as many words. Any "onwards" figure attached to The Big Banyan, per plot or per square foot, did not come from this site. A real number belongs on a cost sheet, against a specific plot, at the time of booking — and that is where you will get one.
Walk the plot before you decide on it
Land is the one thing a specification table genuinely cannot show you — the levels, the corner, the approach road, the neighbours. Pick a date and bring the registration number with you.
