Section 3(1) of the Real Estate (Regulation and Development) Act, 2016 prohibits a promoter from advertising, marketing, booking, selling, offering for sale or inviting persons to purchase in any manner any apartment in a project that is not registered with the regulatory authority.

None of the projects below is registered yet. So there is no price on this page, no booking, no pre-launch offer, no priority list and no register-your-interest form — not as a matter of taste, but because the words “in any manner” are in the statute to catch exactly those things. Every other result you will find for this search offers at least one of them.

What you will find here is the land parcel, the location, the district and state whose law governs it, and the configuration we intend to build. When a project is registered, its number goes up on our RERA page transcribed from the certificate, and only then does it become something we can talk to you about buying.

Price, or a starting priceA price attached to an unregistered project is an offer for sale. It is also the number portals invent most freely about us — they currently disagree by crores on projects we have registered, let alone ones we have not.
Carpet area, or any area figureCarpet area is defined in section 2(k) of the Act and is measured off a sanctioned plan. Until the plan is sanctioned there is no figure to quote, only an intention.
Possession or completion dateThe completion date is a term of the registration itself, declared to the authority. Publishing one before registration would be quoting a commitment that does not yet exist.
RERA registration numberThere is not one yet. When each project is registered, the number appears on our RERA page in full, transcribed from the certificate, and can be checked against the state register.
Floor plans, unit counts and amenity listsAll three are read off approved drawings. What we have today is a land parcel and a configuration intent, and that is exactly what this page shows.

The sequence

How a project gets from land to legally sellable

Four steps, in order. Any offer you receive before the third one has happened is being made in breach of the Act — by us or by anyone else.

  1. Land and approvals

    The parcel is acquired and its title established, and the plan is submitted to the authority with jurisdiction over it. Nothing about the project can be marketed at this stage.

  2. Sanctioned plan

    The competent authority sanctions the plan. This is the point at which carpet areas, unit counts and the building envelope become real figures rather than intentions.

  3. RERA registration

    The promoter applies to the state authority with the sanctioned plan, the title documents, the declared completion date and the project's financial disclosures. The authority issues a registration number valid to a stated date.

  4. Marketing may begin

    Only now may the project be advertised, booked or sold — and every advertisement must carry the registration number. That is the line this page sits on the wrong side of, deliberately.

About the announced projects

An announced project is a land parcel and an intended configuration mix. Section 3(1) of the Act decides what may be advertised, booked or sold before a registration exists, and this answers what that means for the three named on this page.

No — and that is why this page carries no price, no area and no date for any of them. Section 3(1) of the Real Estate (Regulation and Development) Act, 2016 prohibits a promoter from advertising, marketing, booking, selling or offering for sale, or inviting persons to purchase in any manner, in a project that is not registered with the regulatory authority.

SUYUG operates no interest list, no queue and no priority reservation for any of them. So if a broker, a portal or a site office offers you a pre-launch price or a pre-launch booking in SUYUG's name, it is not being offered on our behalf. Ask for the registration number; there is not one to give. RIME, our fourth announced project, is on the Tamil Nadu side of the corridor and is also unregistered — every project, registered or not, is listed on our RERA page.
