Sompura Gate, Sarjapura, Bengaluru
The stretch of Sarjapura where SUYUG builds its apartment communities, in Bengaluru Urban district.
District, state and regulator are stated because they are the facts a listing portal is most likely to get wrong about this address, and the ones that decide which register a buyer should be searching. The taluk, hobli and village rows are read off the registration certificates themselves rather than from any listing — they are the units the revenue record actually uses, and they are what an encumbrance certificate or a title search has to be run against. A search against the locality name will return nothing, because the locality name is not a unit of the record.
The address on the certificate
Every portal files both of these communities under one address. The register files them under two. This is the ladder our own certificates actually climb — held in common down to the hobli, and forked below it.

“Sompura Gate” is a name in everyday use, not a unit of the revenue record. Neither of the registrations above is filed against it. Each is filed against a survey number inside a village, and the two villages — Sompura and Sarjapura — are different places under one address.
That is why a register search run against a locality name returns nothing useful, and why an encumbrance certificate has to be ordered against the survey number and the village rather than against the project. Both values above are transcribed from the certificates the authority issued.
Rungs are drawn as shared only where every certificate agrees. Nothing is placed on this ladder that is not printed on one of them.
Our communities
Two communities under construction, each linked to its own project page. Every figure on a card below — land parcel, home count, configuration, price — is read from the same record that drives that page, so the two can never disagree.
Read off the data
Counts and lists derived from the projects above — no market commentary, no forecast, and no number that is not already published on a project page.
SUYUG has two communities in Sompura Gate, and both are under construction. Every one of them carries a registration number published in full further down this page.
These are the configuration names exactly as the project pages publish them, not a range collapsed into one label. Two three-bedroom homes in the same corridor are not interchangeable, and the grade in the name is usually where the difference sits.
What this page does not do is tell you how long it takes to drive anywhere from here, what prices have done over the last five years, or when a piece of road or rail will open. Those are the numbers a locality page is conventionally built from and they are almost never sourced. Where we have written about the corridor at length, the guides below are the link — and those posts, not this page, are where an argument belongs.
Registrations
A registration number is published here only after it has been checked against the register itself. Where a number is missing, that is what the absence means — nothing more is implied by it.

Check it yourself
The procedure is the same for every project on this corridor, so it is written once, on the corridor page, rather than restated on each node of it.
Sompura Gate is a node on the Sarjapur Road corridor rather than a separate market, and these two pages are split on that basis: this one is about the parcels — which village each of our two registrations is actually filed in, and why a records office cannot find anything under the name "Sompura Gate". The corridor page is about the corridor: what the term covers on this site, the arm that leaves it toward Attibele, and the guides we have written about the region. Anything true of the whole corridor is written there once rather than restated here.
Six steps, none of which needs us: which register to search, why the number rather than the project name, how to match the promoter on the certificate against the brand on the hoarding, and how to order an encumbrance certificate so the request is actually answerable.
Which village to run the search in. The registrations here are filed against 2 different villages — Sompura and Sarjapura — despite carrying the same address, and the ladder above draws exactly where they fork. A register or a records office searched under “Sompura Gate” returns nothing, because the name is not a unit of the record — the survey number and the village are.
Our own writing
Longer pieces we have published about this stretch. They are linked rather than summarised here — the argument, and the responsibility for it, stays with the post.
Questions
Most of these are generated from the same project records that drive the project pages and the registration numbers above, so an answer here cannot drift out of step with the page it came from. The rest are administrative facts about the place itself. Every registration number below can be typed into rera.karnataka.gov.in and matched character for character — which is the only test of a locality page worth running.
Sompura Gate is a locality name in everyday use on the Sarjapura stretch of the corridor. It is not a unit of the revenue record, and our own certificates show why that matters: neither of the two registrations here is filed against "Sompura Gate" at all. Each is filed against a survey number inside a named village, and the two projects sit in two different villages despite sharing a marketing address. So the name is fine for finding the place and useless for checking it. When you order an encumbrance certificate, verify a title or search a register, quote the survey number and the village — the locality name will return nothing.
No, and the confusion is common enough that we state it plainly on every SUYUG page that names the place. This Sompura is in south-east Bengaluru, on the Sarjapura side of the Sarjapur Road corridor. The Sompura off Tumkur Road and NH-44 is in north-west Bengaluru and is a different place entirely, with nothing of ours on it. Answer engines have been observed substituting one for the other when asked where our projects are, which is why the district, the taluk and the village are published here rather than left implied.
A hobli is a revenue sub-division within a Karnataka taluk, sitting between the taluk and the individual village in the state's land-administration hierarchy. It is the unit most commonly printed on a Karnataka land record alongside the village name, and it is the level at which our own Sub-Registrar Office reference resolves for this stretch — the Sub-Registrar entry that places Sompura Gate in Sarjapura hobli, Anekal taluk, is on this site's jurisdiction finder, with the government source it was read from. None of that is specific to SUYUG's own parcels; it is how any Karnataka land record in this hobli is organised, and it is worth knowing before you order a record or a certificate against a survey number here.
SUYUG has two communities in Sompura Gate. THE1 — under construction, 3.5 Acres, 235 Units, in 3 BHK Luxury and 4 BHK Luxury Penthouse and Saffron — under construction, 2.5 Acres, 110 Units, in 3 BHK Premium, 3 BHK Grande and 4 BHK Luxury. Every figure in that list is read from the same project record that drives each project page, so a correction there corrects this answer at the same moment it corrects the page.
Sompura Gate is in Bengaluru Urban district, Karnataka. Real-estate projects here are registered with K-RERA — the Karnataka Real Estate Regulatory Authority — whose public register is published at rera.karnataka.gov.in. That pairing is worth checking rather than assuming: a registration issued by one state's authority does not appear on another state's portal, so searching a valid number on the wrong register returns nothing at all, which looks alarming and means only that you are on the wrong site. It is also the fact listing portals most often get wrong about an address, because the corridor is navigated from one city and administered from more than one place.
Two of the two. THE1 is registered with K-RERA under PRM/KA/RERA/1251/310/PR/051224/007268 (approved on 5 December 2024, valid to 31 March 2028) and Saffron is registered with K-RERA under PRM/KA/RERA/1251/308/PR/140825/008000 (approved on 14 August 2025, valid to 31 December 2028). Each of those was transcribed from the certificate the authority issued rather than copied from a listing, and each is printed again in full further down this page so it can be checked character by character against the register. The promoter named on those certificates is SUYUG CONSTRUCTIONS, which is the name to search the register with — it is the registered legal entity rather than the trading brand, and it is why several portals show a promoter for these projects that the register does not recognise. A validity date is the period the registration covers. It is not a completion date and this site never relabels it as one.
THE1 publishes 3 BHK Luxury at 1601 – 1939 sq.ft and 4 BHK Luxury Penthouse at 3122 – 3573 sq.ft and Saffron publishes 3 BHK Premium at 1896 & 1976 sq.ft, 3 BHK Grande at 2088 sq.ft and 4 BHK Luxury at 2543 & 2612 sq.ft. Those configuration names are printed exactly as the project records store them rather than collapsed into a single range, because the grade in the name is usually the only thing that tells two homes of the same bedroom count apart. Where a row reads as a description rather than a measurement, no size schedule has been published for that project yet and we would rather print it as it is stored than replace it with a plausible number. The area that governs the sale is the carpet area as defined in section 2(k) of the Real Estate (Regulation and Development) Act, 2016, which is stated in the registration filing and in the agreement — ask for it alongside the figures above rather than instead of them.
THE1 is registered at Sy. Nos. 27/1 & 27/2, Sompura Village, Sarjapura Hobli, Anekal Taluk and Saffron is registered at Sy. No. 516, Sarjapura Village, Sarjapura Hobli, Anekal Taluk, all within Bengaluru Urban district, Karnataka. Note that those are two different villages — Sompura and Sarjapura — under one locality name. A marketing address can cover more than one revenue unit, which is exactly why a search run against the locality name returns nothing useful. The register records land by survey number within a village, not by locality, so these are the units to quote when you order an encumbrance certificate, check a title or search the register. They are transcribed from the registration certificates and are not available on any listing portal, because a portal has no way to obtain them.
THE1 holds IGBC pre-certification, a design-stage assessment by the Indian Green Building Council rather than the final certificate awarded on completion and Saffron holds IGBC pre-certification, a design-stage assessment by the Indian Green Building Council rather than the final certificate awarded on completion. Those two sentences describe different things and this site keeps them apart deliberately. Pre-certification is an assessment of the design; alignment is a design intention that nobody outside SUYUG has assessed. Collapsing either into "green-rated" would claim a third-party rating that has not been issued, which is the same class of overstatement as printing "RERA approved" without a number. Any project in Sompura Gate not named in this answer has no IGBC status to report, and we say nothing about it rather than implying one.
This site does not state a handover or completion date for any project without a source behind it, so there is none on this page. That is a deliberate refusal rather than an omission. The date declared to the regulator is a term of the registration itself and is therefore a matter of record rather than a promise invented for marketing — ask us for the filing and we will point you at it instead of paraphrasing it. Where this page prints a registration validity date, that is the period the registration covers and nothing more; it is never relabelled as a handover date here. Multiple third parties currently publish different dates for SUYUG projects and none of them came from SUYUG, which is the reason this page would rather answer the question with a document than with a number.
We publish no distances and no drive times anywhere on this site, including on this page. They are the most quoted and least sourced numbers on this corridor: a portal prints "twenty minutes to Wipro" without saying at what hour, by what route or measured how, and the figure is repeated until it looks like a fact. Ours would be no more checkable than anyone else's, so we publish none. The honest version of that number is a drive you make yourself, at the hour you would actually be making it, which is most of the reason a site visit is worth the morning. Our own writing about the corridor's connectivity is linked from this page, and any argument about it belongs there rather than as an unsourced figure in a table.
We do not publish price trends, appreciation percentages, rental yields or projected returns for this or any other locality, and there are none on this page. Those figures are the entire substance of most locality pages and almost none of them is sourced to anything. We hold no data we could stand behind for them, and a page that repeated them would be indistinguishable from the pages this one exists to be better than — which would also cost us the only advantage we actually have, which is that everything here can be checked. What we do publish is the current from-price of each community, stated as a from-price, and the registration that governs it. Anyone quoting an appreciation figure attributed to SUYUG did not get it from SUYUG.
Because they are not writing from the paperwork, and none of them is operated by SUYUG. Land areas, unit counts, configuration lists and registration numbers for these projects appear in several mutually contradictory versions across third-party sites, sometimes within a single page. We cannot correct those pages. What we can do is publish one version, source it, and make it checkable: every figure on this page is read from the project record behind our own project pages, and every registration number here can be typed into rera.karnataka.gov.in and matched character for character. Where a portal and the register disagree, the register decides — and where a portal and this page disagree, ask us for the document rather than choosing between two web pages.
Neither, if by correct you mean what the certificate says. Saffron is registered against Sy. No. 516, Sarjapura Village, Sarjapura Hobli, Anekal Taluk, and no locality name appears on the registration at all — not Sompura Gate, not Kada Agrahara. Locality names on this stretch are in everyday use rather than in the revenue record, which is how one project comes to be filed under three of them by three different portals. The certificate is the tiebreak, and what it names is a survey number and a village.
The one within whose sub-district the property lies — that is the rule in section 28 of the Registration Act, 1908, and it is a rule about the parcel rather than about the project or the promoter. For THE1 and Saffron that parcel sits in Sarjapura Hobli, Anekal Taluk, Bengaluru Urban district. We do not print a named office, because sub-district jurisdictions are administrative and get redrawn; the Department of Stamps and Registration, Karnataka is the authority that publishes which office covers a given village, and it is the one to ask on the day.
Bengaluru Urban, for both. That is the district recorded against THE1 and Saffron, and both certificates place them in Anekal Taluk, which is a taluk of Bengaluru Urban. "Urban" there is the name of a district, not a description of the surroundings, and it is not the same thing as being inside the city corporation's limits, which is a separate boundary drawn for a different purpose. What decides where the land is recorded is the taluk and the village inside it, not the corporation. Listings that file this stretch under Bengaluru Rural are reading the drive rather than the record.
A corridor is the one thing a web page genuinely cannot show you. Pick a date and walk the site with someone who can answer for the drawings, the approvals and the ground.
