Compare the promoter, the land as registered and the dates separately rather than glancing at the page as a whole — a record that matches in every field but one still looks correct, and that one field is the whole reason for the trip. A valid number searched on the wrong state's portal returns nothing at all. Nothing looks exactly like an absent registration, which is why this is worth stating rather than leaving a buyer to draw the obvious wrong conclusion.

Section 11(3) of the Real Estate (Regulation and Development) Act, 2016 makes the promoter responsible, at the time of the booking and the issue of the allotment letter, for making available to you the sanctioned plans and layout plans along with the specifications approved by the competent authority, and the stage-wise time schedule of completion of the project including the provisions for civic infrastructure such as water, sanitation and electricity.

Asking for them is exercising a right, not asking a favour. Ask before the money moves rather than after, because everything you would use them to check is easier to raise before you are an allottee than afterwards.

Four steps, and none of them involves asking the developer. Take the registration number off the project's page or its certificate. Open the register of the authority that issued it — rera.karnataka.gov.in for a K-RERA number, rera.tn.gov.in for a TNRERA one — and search the number there. Open the project's registered particulars, and read the completion date the promoter declared.

That date exists on the register because section 4(2)(l)(C) of the Real Estate (Regulation and Development) Act, 2016 requires the promoter to declare, on application for registration, the time period within which it undertakes to complete the project. It is the promoter's own filed commitment rather than a marketing timeline, and it is the version that counts if it disagrees with anything printed anywhere else, including on this site.

The same four steps work for any registered project in India, not only ours. If a project has no number to search, section 3(1) of the Act says it cannot lawfully be advertised, booked or sold at all.

It is The Big Banyan's registration with the Tamil Nadu Real Estate Regulatory Authority — the authority established for Tamil Nadu under section 20 of the Real Estate (Regulation and Development) Act, 2016. A registration is made where the land is, so the number is about the land rather than about where the project is advertised.

Read across, it says which register it came from. The 30 sits in the district field, and on the Authority's own list of registered layout projects every registration carrying it named Krishnagiri district. LO sits in the type field, and every row on that layout list carried it: a layout of house sites rather than a building. It is not a K-RERA registration and it is not a DTCP or BMRDA approval, and it will not be found on the Karnataka portal. No. Registration is the condition for lawfully marketing and selling in the layout — section 3(1) of the Real Estate (Regulation and Development) Act, 2016 bars advertising, marketing, booking, selling and inviting purchase in an unregistered project — and it is not a certificate that any work is finished. A registration also runs for a validity period, and that period is a fact about the registration and about nothing else.
