What happens

What a site visit actually involves

Five steps, written plainly, so that nothing on the day is a surprise. Where we cannot tell you something from a web page, this section says so rather than inventing a comfortable answer.

A drawing can be redrawn and a render can be re-rendered. The soil, the setbacks, the light at four in the afternoon and the road you would drive every morning cannot. That is the entire argument for coming out here, and it is why we would rather spend an hour with you on a plot than another week sending you PDFs.

It is also why the visit is deliberately not staged as a sale. Nobody is going to put a form in front of you at the end of it, and nothing on the day depends on you deciding anything. The point of the hour is that you leave knowing more than you arrived with — including, quite legitimately, that this is not the home for you.

  1. Step 1: You name a site, a day and a number

    That is the whole request, and two of the three are optional. No budget bracket, no drop-down of configurations, no message box. Anything else we need is a better question asked out loud than typed into a field.

  2. Step 2: Someone from the team calls you back

    A person, not an automated confirmation — because fixing a date is a two-way conversation. That call is also where you say whether you are coming alone or with family, and anything you need us to have ready.

  3. Step 3: You agree a date and a time on that call

    We publish no fixed visiting hours, and we would rather not guess at one. The team works around the day and time you can actually get there, confirms it with you before you set off, and tells you exactly where to drive to.

  4. Step 4: You walk the site with someone who can answer

    Not a greeter with a brochure. Someone who can talk about the drawings, the specification, the approvals and the current stage of construction — and who can say "I will find out" when that is the true answer.

  5. Step 5: You leave, and nothing has been signed

    There is no booking amount to pay to see a site, no token to block a unit on the day, and no obligation of any kind attached to the visit. If the answer is no, tell us on site and we will stop calling.

What this page will not tell you

How long a visit takes, what time the team is on site on a given day, and how you are getting there. Those three answers change with the project, the stage of construction and the day of the week, and a number printed here would be a guess wearing the clothes of a fact. They are the first things the call back settles, and the person calling you actually knows them.

We would rather send you a message you can trust than a promise we have to apologise for at the gate. That is the same reason this page carries no countdown, no “three slots left this weekend”, and no offer that expires.

The announced projects are not on that list

RIME, Dancing Feathers, Synergy at Summit, Kaleidoscope have been announced but not released, which means there is no show home, no sample unit and no construction to look at yet. Sending you to stand at a boundary wall would waste your Saturday. Ask about them on the call instead and we will tell you where they are in the process — and, if you want, walk you around a community at a comparable stage so you can see what the work looks like.

What to bring, and what to ask for

A site visit is worth far more when you treat it as an inspection rather than a tour. None of this is required to book — it is simply how the hour is best spent.

Bring

  • Whoever decides with you. Partner, parents, the person paying the deposit. A second visit for a family member is a second Saturday for everyone.
  • Shoes you can walk in. An active construction site is a construction site, not a showroom floor.
  • Your actual questions, written down. Everyone forgets three of them on site and remembers all three in the car.
  • A rough budget you are comfortable saying. Not because we will push it, but because it decides which configurations are worth your time. Our EMI calculator is a reasonable place to arrive at one beforehand.

Ask for

  • The RERA certificate as issued, not a screenshot of a listing page.
  • The approved plan and the commencement certificate for the tower or phase you are looking at.
  • The title documents and the encumbrance certificate for the survey numbers on the registration.
  • The current construction-progress filing, so what you just saw and what has been declared can be compared.
  • The specification sheet for the exact configuration you are being shown, in writing.

We send these on request. Where a document does not exist yet for a project, we will tell you that rather than send you something adjacent to it — the same rule the RERA page follows.
