What the state line changes

Four things change when the border does

They change together, at the same line on the map, and none of them follows the postal address, the marketing office or where the buyers live.

Which regulator you register with

Section 3(1) of the Real Estate (Regulation and Development) Act, 2016 bars a promoter from advertising, marketing, booking, selling or offering for sale in any planning area without registering the project with the Authority established under the Act. Section 20 is the section under which each state establishes that Authority — so Karnataka land goes on Karnataka's register and Tamil Nadu land on Tamil Nadu's, and there is no such thing as registering a project in the state you would prefer.

Which planning statute approves the layout

In Karnataka a planning authority acts under the Karnataka Town and Country Planning Act, 1961 — sections 14 to 18 cover permission for layouts, buildings and change of land use. In Tamil Nadu the equivalent work is done under the Tamil Nadu Town and Country Planning Act, 1971, whose sections 10 and 28 are what notify a development area and bring a development plan into operation. Two statutes, two sets of forms, two authorities.

Which department registers the deed

A Karnataka sale deed is registered through the Karnataka Department of Stamps and Registration and searched on Kaveri Online. A Tamil Nadu deed is registered through the Tamil Nadu Registration Department and searched on TNREGINET. Encumbrance certificates, patta and khata records live in whichever of those two systems the land belongs to, and neither system can see the other.

What the rates are, and who sets them

Stamp duty, registration fees and the guidance or guideline value are set by state notification, and each state notifies its own. This site publishes no rate at all — they change without warning and a stale percentage repeated with our name on it is worse than silence. What these administrative terms actually mean

The words in the table below are precise administrative categories, not synonyms for each other. Reading them correctly is most of what this page is for.

Taluk (Karnataka) / Taluka

A taluk is a sub-division of a district — the administrative tier below the district and above the village or hobli, used for revenue and general administration. Karnataka organises land records and several government functions at taluk level, and a taluk office is typically where certain land-record queries are first directed.

Hobli

A hobli is a further sub-division within a taluk, specific to Karnataka's revenue administration, grouping a cluster of villages under one revenue circle. It sits between the taluk and the individual village in the hierarchy, and is the unit most commonly printed on a Karnataka land record alongside the village name.

Revenue village

A revenue village is the base unit of the land revenue system — the level at which survey numbers, khata and other land records are actually maintained. It is a legal and administrative unit, and is frequently not the same boundary as the locality name used in everyday speech or in marketing — which is precisely the gap this page exists to close.

Sub-Registrar jurisdiction

Every parcel of land falls under exactly one Sub-Registrar Office for the purpose of registering a sale deed, and that office is determined by which villages or areas have been assigned to it — not by which office is geographically nearest, and not by the locality name on a brochure. Confirming the correct office for a specific survey number, before registration, avoids a document being rejected at the counter.

RERA jurisdiction — a state regulator, not a civic one

RERA registration is a state-level regime under the Real Estate (Regulation and Development) Act, 2016: land in Karnataka registers with K-RERA, land in Tamil Nadu with TNRERA, and which one applies is decided purely by which state the land sits in — not by the developer's registered office, marketing address, or which city the buyers live in.

Municipal / civic body vs. planning authority

A municipal or civic body (a corporation, a municipal council, or a gram panchayat) handles local functions — property tax, building-plan sanction at the local level, water and sanitation. A planning authority operates under a separate state town-and-country-planning statute and governs land-use and layout approval for a defined planning area, which frequently covers a wider area than any one civic body. A property can sit inside one civic body's limits and one planning authority's area at the same time, and the two answer different questions.

One consequence of all this is worth stating plainly: none of these boundaries are derivable from a postal address or a marketing name. A locality name can span two revenue villages, two hoblis, or — on this corridor specifically — two states. The table below states what could be verified against a government source for the corridor this site covers; the definitions above are what let you read it correctly wherever else you encounter these terms.

The registration department's own address for its Sarjapura office names Sompura Gate, Sarjapura hobli and Anekal Taluk in one line — that address is transcribed in full in the registering-office row below, and it is what settles this. The district administration's own table gives Anekal taluk four hoblis and names none of them, so the department's address is the source that identifies this one.

Planning authorities give the technical opinion on conversion of agricultural land, approve layouts and development plans and issue the commencement certificate, under sections 14 to 18 of the Karnataka Town and Country Planning Act, 1961. Whether one particular survey number sits inside the local planning area is a map question: neither the authority nor BMRDA publishes a village list we could read, so ask the authority for the parcel you care about.

The gaps, named

What this list does not cover

A reference page owes you its scope. These are corridor localities we deliberately left out rather than fill with a plausible answer.

  • Attibele and Jigani

    The Karnataka registration department lists a Sub-Registrar Office under each name, so the offices are certain. We found no government page stating which hobli or taluk the localities themselves sit in, and an office's address is not its jurisdiction.

  • Bommasandra, Chandapura, Dommasandra, Muthanallur, Kada Agrahara

    Corridor names in constant use in advertising, none of which we could tie to a hobli from a government source in the time this page was built.

  • Bellandur, Varthur, Whitefield and the rest of the city end of Sarjapur Road

    These sit inside Bengaluru's municipal area, which is exactly the part whose answer changed in 2025 — see the note below. Naming a corporation for them without the boundary notification in hand is the error this page exists to avoid.

  • Hosur town, Zuzuvadi, Mathigiri and the rest of Hosur taluk

    These two sources between them would answer the state, district, taluk and planning rows for a great many Tamil Nadu villages — the district's village-accountant list covers the whole taluk, and the Hosur Development Plan 2046 schedule names 130 villages. We stopped at the two this corridor's plotted land actually sits in rather than publish a long list nobody had read line by line. Both sources are linked at the foot of this page; they are as open to you as they were to us.

If you need one of these, the answer exists — it is written on the property’s own revenue record, and the taluk office, the sub-registrar and the planning authority all hold it. What none of them does is publish it as a web page, which is why this list is the length it is rather than the length we would like.

Read this before you name a civic body

Bengaluru's civic bodies changed in 2025

Bengaluru's municipal government was recast in 2025. The Greater Bengaluru Governance Act, 2024 — Karnataka Act No. 36 of 2025, named and numbered that way in the Legislative Assembly's own amendment bill, which amends its sections 8 and 14 — replaced the single Bruhat Bengaluru Mahanagara Palike with City Corporations under a Greater Bengaluru Authority. Any page that still names the BBMP as your civic body is describing an office that has been superseded.

That is where our certainty stops. Which corporation a given address falls in, and where the corporations' outer boundary now runs, are questions answered by the delimitation notification, and we could not read that notification from a government source on the day this page was reviewed. So the civic-body row on every Karnataka locality above is blank, and it will stay blank until it can be filled from the notification rather than from a news report.

What the district administration does publish is a count: Anekal taluk holds 6 urban local bodies and 28 grama panchayats across its 224 villages. So even within this one taluk the civic body is not one answer — it is an urban local body for some parcels and a grama panchayat for most, and which one applies to a given survey number is settled by the parcel, not by the locality name in an advertisement.

Why we left the row blank

Because the alternative was to write something true-sounding. A civic body decides your property tax, your building plan sanction and your water connection; it is not a field to fill in from memory, and since 2025 it is not a field to copy off another website either.

When the delimitation notification can be read from a government source, the row gets filled and the review date at the top of this page moves. Until then it stays empty, and this paragraph stays here.
