RERA registration number decoder

Paste a Karnataka or Tamil Nadu registration number and this page takes it apart field by field, saying for each one whether the reading is transcribed, checked against a certificate, derived from the regulator's own register, or simply unknown. It decodes format. It cannot tell you a registration is live — only the regulator's portal can do that, and this page shows you where to ask.

What the four labels mean

Read out, not decoded
The field states a name — the authority's or the Act's. We are reading it back to you, not interpreting it.
Checked against the certificate
The reading is tested against a fact transcribed from the certificate itself, and the result of that test is printed beside it.
Derived from the register
No authority publishes a key for this field. The reading comes from reading the regulator's own published list on a stated date, and the counts behind it are shown.
No published key
We hold no key to this field and have not derived one. Explanations of it circulate online; none of them cites an authority, so none of them appears here.

Read this before you rely on it

What this tool cannot do

A tool that only says what it can do is an advertisement. These five sentences are the difference between this page and the versions that ask for your phone number.

  1. It does not check whether the registration exists. Nothing on this page contacts a regulator. A string that decodes cleanly can be entirely invented — the format is easy to imitate, which is precisely why the register exists.

  2. It does not tell you whether a registration is current. Registrations lapse, get extended, get revoked. None of that is written in the number, and a page that prerenders cannot know it. Only the authority's portal, read today, can.

  3. It does not connect a number to a project. A real registration number can be printed beside the wrong project, the wrong tower or the wrong phase in an advertisement. The register names what was registered; the advertisement is not evidence.

  4. It does not name the two numeric Karnataka fields. There is no published key for them. Explanations circulate; none cites the authority, so none is repeated here.

  5. It reads two states' formats. Every state runs its own register under the Act and numbers registrations its own way, so a number this page cannot read is not thereby a bad number.

Field 2 is the district block. On the authority's own list of registered layout projects, 84 of the 84 registrations carrying this value named Krishnagiri district — which is the fact the corridor gets wrong, because the postal address reads like Hosur and the buyers travel from Bengaluru.

This record carries a number and an authority and nothing else. No promoter, no survey number and no dates have been transcribed from its certificate, so none appear here or anywhere else on this site — an empty field means we have not read it, never that it does not exist.

The date test, and its denominator

The claim that the Karnataka six-digit block is the registration date is the only reading on this page we can test against a document. It is tested at render, on every Karnataka record in our project data: 2 of 2 agree with the date transcribed from the certificate. 2 records agreeing is not a rule of the numbering scheme, and this page does not present it as one — it is a testable reading with its sample size printed next to it.

Derived, not published

The Tamil Nadu district codes

TNRERA publishes no key to its registration numbers. It does publish a list of every registered layout project, and that list carries both the number and the district the land is in — so the key can be read out of the register itself, with its counts attached.

On the authority’s Registered Projects (Normal Layout) list was read in full: 3,178 registrations whose number and project district could both be read, carrying 38 distinct values in the second field. Grouping the rows by that value gives the table below. 3,127 of the 3,178 rows named their code’s dominant district, and on 19 of the 38 codes every single row agreed.

The counts are printed per row because they are the whole point. Code 2 matched 141 of 141 rows; code 29 matched 21 of 36, and no amount of wanting a tidy table makes those two the same kind of fact. Where a row is not clean, read it as a lead rather than an answer — several addresses on that list name a neighbouring district in free text, and we have not gone behind them.

This table is a reading of a public register on one date, not a key the authority publishes. It is offered with its method attached because the alternative, on a page like this, was to say nothing at all about the field.

The part that counts

How to actually check a registration

Four steps, none of which this page can do for you. They take a few minutes and they are the only thing that answers the question you came with.

  1. Get the number in full, in writing

    Not a screenshot of a hoarding, not the first three fields. Every character, every slash. A registration quoted in part cannot be searched, and a promoter who will not put it in writing has answered a different question.

  2. Search it on the register of the state the LAND is in

    Karnataka land, Karnataka register: rera.karnataka.gov.in (opens in a new tab). Tamil Nadu land, Tamil Nadu register: rera.tn.gov.in (opens in a new tab). A Tamil Nadu number searched on the Karnataka portal returns nothing, which looks alarming and means only that the search was run against the wrong register.   3. Read the promoter's name on the record, not on the brochure

    The register names the legal entity that registered. Trading brands, group names and marketing names differ from it more often than not, and a mismatch is worth a question — ours differs, and we say so on our own register page.

  4. Read the dates, and do the comparing yourself

    A registration has an approval date and a validity date, and both are on the record. No badge on any website — including this one — should be doing that comparison for you, because a badge is computed on the day the page was built and is wrong the morning after it goes stale.
