Verify the K-RERA registration for Saffron
Every field below is our typing of a document the Karnataka Real Estate Regulatory Authority issued. It covers Sy. No. 516 in Sarjapura Village, Anekal Taluk — which is where the register files this land, and not the locality it is marketed under. Nothing on this page is summarised, rounded or inferred from another record — and where we hold no field, the page says so rather than quietly leaving the row out.

Registration number
The string to search
Copy it whole, slashes included. A partial number returns nothing, and nothing looks exactly like a search that failed — which is how a typo gets mistaken for an absent registration.

What the registration says, field by field
Each field is printed as it stands, with a plain sentence on what the field is for. The value and the explanation are set differently on purpose: the monospaced line is the register's, the sentence under it is ours.
- Promoter, as named on the certificate
- SUYUG CONSTRUCTIONS
The legal entity the authority registered the project to. It is the name the register answers to, and it is not necessarily the name the project is marketed under.
- Land, as registered
- Sy. No. 516, Sarjapura Village, Sarjapura Hobli, Anekal Taluk
The survey numbers, village, hobli and taluk the registration covers. This is the field that ties a marketing address to a specific parcel in the revenue record — the check that a locality name alone cannot give you.
- Approved on
The date the authority granted this registration. It is the register's own date of grant, not a project milestone and not a date SUYUG chose.
- Valid to
The date this registration runs to. It is a fact about the registration and about nothing else — read the note further down this page before you read it as anything more.
Not the address on the hoarding
The land, as the register files it
This project is published on this site as Sompura Gate, Sarjapura, Bengaluru. The certificate does not use that name at all.
- Survey
- Sy. No. 516
- Village
- Sarjapura
- Hobli
- Sarjapura
- Taluk
- Anekal
A locality name is not a unit of the revenue record. The register indexes land by survey number inside a named village, so an encumbrance certificate or a title search ordered against “Sompura Gate” returns nothing at all — which reads as an absent record and is only a wrongly formed request. Ask for it against Sy. No. 516, Sarjapura Village.
One published address, two revenue villages
THE1 is published under the same address as this project — Sompura Gate, Sarjapura, Bengaluru — and its certificate files it in Sompura Village, not Sarjapura Village. Same marketing address, different parcel, different village, different registration number. That is the reason to check the survey number rather than the locality: the locality name is identical for both and the land is not.
Why two villages sit under one junction name, and what a records office does with each, is written out at length.
Read this before you read a date
A validity date is not a possession date
The validity date on this page is the date the registration itself runs to. It is a fact about a registration — a period the authority granted — and it is not a commitment to hand anything to anybody. SUYUG publishes no possession date, no handover date and no completion date for any project, on this page or on any other.
Why this correction has to be made at all, and how a date lifted off a register travels, is set out in full on the verification hub.
Independent verification
Check this record against the register yourself
Three comparisons, all of them against this certificate rather than against a procedure. The general method — what to look for on a register rather than which button to press — is written once, on the hub, and linked below.
Search this number at rera.karnataka.gov.in
The whole string, every slash included, copied from the panel at the top of this page rather than retyped — retyping is where the errors come from, and a partial number returns the same empty result as a registration that does not exist. Type the portal address yourself instead of arriving through a search result: the number is reprinted by dozens of listing sites and none of them is the record.
Compare the 4 transcribed fields, one at a time
Not the page as a whole. Take promoter, as named on the certificate, land, as registered, approved on, valid to and check each against the authority’s entry on its own. A record that is right in every field but one looks correct at a glance, and that one field is the whole reason for the trip. The land row is the one to be slowest over: the register writes it as a survey number inside Sarjapura Village, and that is the string an encumbrance certificate has to be ordered against.
If anything differs, the register is right and we are wrong
We transcribe; the authority records. Tell us what you found and the correction is made against the certificate rather than against anybody’s memory, and the review date on this page moves with it. The authority also runs its own complaint route, which does not pass through us — that is a feature of the arrangement rather than an oversight in it.
The general method — five steps, written to survive a portal redesign, and the reason they name what to look for rather than which button to press — is on the verification hub, alongside the same procedure for every registration this site publishes.

If the number returns nothing
Check the string character by character first — a register search on a partial number returns the same empty result as a search for something that is not there. Then try the register’s promoter search on SUYUG CONSTRUCTIONS, which is the entity this project is registered to — not the brand it is sold under. Why those two names differ is explained once, on the hub.

Ask for the certificate
This page is a transcription, and it says so on its face. Ask for the document it was typed from — the registration certificate, the sanctioned plan and the title papers — and read them rather than us.
