That decides which records mean anything here, and it is an easy check to get wrong on a project near a state line. A khata is a Karnataka municipal record and a BMRDA approval is a Karnataka authority’s approval for the Bengaluru metropolitan region. Neither governs land outside Karnataka, and neither has ever been claimed for this project. A listing that attaches one of them to this land was not written from the paperwork.

The same goes for the register itself. This number is searched at rera.tn.gov.in and nowhere else — the two states run separate registers and do not share records, so a valid number typed into the wrong portal returns exactly what an invented one returns. The approval regime, the registering authority and the stamp schedule are all set by the state the land is in rather than by the city it is reached from.
