Dommasandra is named as a waypoint in a great deal of corridor writing and explained in almost none of it. It appears as a landmark — a junction you pass, a name in a list of “close to” bullets — and hardly ever as an administrative unit with a district, a taluk and a body that issues khatas.

Read the third column as carefully as the second. Each register is silent about a specific category of problem, and a buyer who treats any one of them as a clean bill of health has misread what it is for.
Approach road, layout approval, khata: the junction plot checks
- The approach road. Is the road to the plot part of the approved layout, or is access across land belonging to somebody else? Read it off the approved layout drawing rather than off the site.
- The layout approval. Which authority approved it, and does that authority have jurisdiction over this land? The reference on the drawing names the body.
- The khata. Which body issued it, in which form, and does it match the tier the other documents imply?
- Conversion, where the land was agricultural. The order, the extent it covers, and whether the record reflects it.
- The encumbrance certificate, ordered against the survey number and village, for a period covering the chain of title you have been shown.
A junction with a project on it is a different question
Where a registered project stands, one document answers several of the questions above at once: the registration certificate names the promoter, the land and the validity, and the filing behind it records the approvals as declared to the authority. Where there is no project — only land, only plots, only a junction — every check has to be run separately, because there is no filing that aggregates them.
That is the real difference between buying at a node with a registered development and buying land at a junction. It is not a claim that one is better. It is a statement about how much of your diligence somebody else has already been obliged to put on a public record.
