Most people who buy on Sarjapur Road are buying a commute first and a home second. The corridor exists because of the offices around it — on the Outer Ring Road, on Sarjapur Road itself, and further out in Electronic City and Whitefield. This guide maps those employer clusters, explains how to measure a drive honestly instead of trusting a brochure’s “minutes from” line, and sets out what hybrid work and shuttles change. It is the factual companion to our narrative piece on why the corridor grew.
The employer clusters: ORR, Sarjapur, Electronic City, Whitefield
Think of the south-east as four clusters, each with its own approach road and its own bottleneck.
- Outer Ring Road (Marathahalli to Silk Board). The densest office belt in the city: Bellandur, Kadubeesanahalli, Devarabeesanahalli and the parks around Iblur. Reporting during the 2025 Wipro-campus debate described the ORR corridor as home to over 500 tech firms and 43 tech parks. For most Sarjapur Road households, this is the daily destination.
- Sarjapur Road itself. Campuses on the road, from the Wipro campus near the ORR end to RGA Tech Park towards Carmelaram. Short trips, but they share the same arterial as everyone heading to the ORR.
- Electronic City. South, across Hosur Road. Reachable two ways, both through junctions that are among the corridor’s known pressure points.
- Whitefield. North-east, via Varthur or the ORR. A real option for households where one partner works in each direction.
The practical test is simple: write down where each working adult in the house goes, how many days a week, and at what hour. A home that is perfect for one office cluster can be the wrong home for the other.
Campuses on Sarjapur Road itself
The Wipro Sarjapur campus is the corridor’s anchor and the best illustration of how private land shapes public traffic. In September 2025 the Chief Minister wrote to Wipro’s founder asking for public vehicles to be allowed through the campus road to relieve the Iblur junction; the request was declined on legal and SEZ grounds, with an offer to co-fund an expert traffic study instead (Deccan Herald). We found no public update since. The lesson for a buyer: the shortcut you see on a map may sit behind a gate.
RGA Tech Park and the smaller office buildings towards Carmelaram add jobs to the road itself, and new commercial supply keeps arriving along the stretch. Tenant lists change faster than any blog can track, so confirm a company’s current address with the company, not with a listing portal.
The road surface matters too. The Greater Bengaluru Authority began re-asphalting a stretch of Sarjapur Road in 2025 (Deccan Herald) — welcome, but resurfacing is not new capacity.
Peak vs off-peak drive times (method)
We publish no drive times between our homes and any office, and you should be wary of anyone who does. A single number hides the only thing that matters: how much the trip varies. Here is a method that takes one week and replaces guesswork with your own data.
- Pick two departure slots — the one you would actually use (say 8:30 am) and one an hour earlier.
- Use a maps app’s “depart at” or “arrive by” setting for a Tuesday and a Friday, for both directions. Note the range it gives, not the midpoint.
- Drive it once for real, inbound in the morning and outbound in the evening. Evening returns on this corridor are routinely the harder leg.
- Note the choke points you pass: the Iblur and Agara end near the ORR, and the Hosur Road–Sarjapur Road junction cluster that Citizen Matters has mapped in detail.
- Repeat for the second earner, then add up the weekly total for the household, weighted by office days.
The output is a household commute budget in hours per week. Compare two shortlisted homes on that number and the decision often makes itself. If you are still weighing this corridor against the north, our Sarjapur Road vs North Bengaluru comparison sets the two side by side.
Office shuttles, hybrid work and what it means for location
Two things have changed the maths since 2020.
Hybrid work. Many ORR employers now ask for a set number of office days a week rather than five. A long but predictable commute three days a week can beat a short but erratic one five days a week. Ask your employer what the policy is and how often it has changed — that is the number to plan around.
Shuttles and pick-up points. Large campuses run employee transport. If yours does, the question is not how far the office is but where the nearest pick-up point is and how early the shuttle leaves. A home near an existing route can be worth more to you than one physically closer to the office.
The metro, honestly. The Hebbal–Sarjapur line (Phase 3A) is the corridor’s big future upgrade. As of 15 October 2026 it has state approval and a revised DPR prepared after a cost review, but still awaits Union government clearance; July 2026 reporting put its likely opening around April 2033. Our Phase 3A status page tracks each step. Buy for today’s roads and count the metro as upside.
Rental demand: who rents here and why
The same employer map explains the rental market. The tenant pool is overwhelmingly working households tied to the ORR and Sarjapur Road offices — young families wanting a gated community and a school run that does not cross the city, and professionals on fixed-term postings. Homes nearer the ORR end tend to let first because they serve the largest office cluster; homes further out compete on space, greenery and newer construction.
We do not publish rents or yields. To estimate your own, ask two brokers what the same configuration in a completed tower actually let for in the last six months, subtract maintenance and a realistic vacancy allowance, and put the figures into our ROI calculator. If you are buying from overseas, the same evidence-first approach applies — rent is a number you verify, not one you are promised.

Frequently asked questions
The best-known campus on the road itself is Wipro’s Sarjapur campus near the Outer Ring Road end, and RGA Tech Park sits further along towards Carmelaram. Most of the corridor’s office jobs, though, are a short hop away on the Outer Ring Road between Marathahalli and Silk Board — the Bellandur, Kadubeesanahalli and Devarabeesanahalli parks. Tenants change; check a park’s current occupier list with the park itself before you plan around a single employer.
We do not publish a drive time, because it changes by the hour, by season and with every roadworks closure. Measure it yourself: drive or ride the route twice on a weekday at the hour you would actually leave — once in, once back — and check the same route in a maps app’s “depart at” mode for a Tuesday and a Friday. The spread between the two numbers tells you more than either number.
Yes, by two routes: west to Silk Board and down Hosur Road, or south-east across to Attibele and up Hosur Road. Both pass the Hosur Road–Sarjapur Road junction pressure points that Citizen Matters has documented, so test both at your real departure time before you choose a home on the strength of either.
The corridor’s renter base is built on the Outer Ring Road office cluster and the campuses on Sarjapur Road itself, which is why furnished family homes near the ORR end let first. We publish no rent or yield figure. Ask two brokers who work this corridor what the same configuration in a completed tower actually let for in the last six months, and run the numbers through our ROI calculator.
Not soon. The Hebbal–Sarjapur line (Phase 3A) has Karnataka state approval and a revised DPR, but as of 15 October 2026 it still awaits Union government clearance, and July 2026 reporting placed its likely opening around April 2033. Buy on today’s roads; treat the metro as upside, not as the commute plan.
