Ignoring any of these can lead to financial or legal risks.

Three SUYUG projects currently carry a published RERA registration, and we print each number in full — with its regulator, the promoter name as registered, and the approval and validity dates — transcribed from the certificate so you can search it on the state register yourself rather than take our word for it.

The remaining projects have no registration published on this website, and we say so on every page they appear on rather than implying it either way. That is not a gap to worry about: under section 3 of the Real Estate (Regulation and Development) Act, 2016 a project that is not registered cannot be advertised, booked or sold at all — so a project without a number is simply one you cannot buy into yet.

Note also that our Krishnagiri projects are registered with TNRERA, not K-RERA. A Tamil Nadu number searched on the Karnataka portal returns nothing, which looks alarming and means only that you are on the wrong register.

Section 19 of the Real Estate (Regulation and Development) Act, 2016 sets out the allottee's rights. To obtain information about the sanctioned plans and layout plans along with the specifications approved by the competent authority. To know the stage-wise time schedule of completion of the project, including the provisions for water, sanitation and electricity. To claim possession as per the declaration the promoter gave the Authority. To claim a refund of the amount paid, with interest and compensation, where the promoter fails to give possession as agreed (s.19(4), read with s.18). And to receive the necessary documents and plans, including those of the common areas, after physical possession is handed over.

These are statutory rights rather than concessions. You can ask for each of them by naming the section, and the section is the same whichever promoter you are dealing with.

Section 31 of the Real Estate (Regulation and Development) Act, 2016 allows any aggrieved person to file a complaint with the Authority or with the adjudicating officer for a violation of the Act or of the rules and regulations made under it — against a promoter, an allottee or a real estate agent. An appeal from that order goes to the Real Estate Appellate Tribunal under section 43.

The complaint goes to the authority the project is registered with: Karnataka RERA for THE1 and Saffron, Tamil Nadu RERA for The Big Banyan. Jurisdiction follows the land, not your address, so a complaint filed with the wrong state's authority is a complaint filed nowhere.

Section 4(2)(l)(D) of the Real Estate (Regulation and Development) Act, 2016 requires seventy per cent of the amounts realised from allottees to be deposited in a separate account in a scheduled bank, to cover the cost of construction and the land cost, and to be used only for that purpose. The promoter may withdraw from it only in proportion to the percentage of completion of the project, and each withdrawal has to be certified by an engineer, an architect and a chartered accountant in practice.

Yes, you can check it. Ask for the separate account's particulars and for the most recent certification. That request is the checkable half — the rule is worth exactly as much as the certificate behind it, and the certificate is a document rather than a reassurance.

Section 14(2) of the Real Estate (Regulation and Development) Act, 2016 governs it, and it draws a line between your apartment and everything else. Once the sanctioned plans, layout plans and specifications have been disclosed, the promoter may not make any addition or alteration to them, or to the nature of the fixtures, fittings and amenities of the apartment you have agreed to take, without your previous consent.

Any other alteration or addition in the sanctioned plans, layout plans and specifications of the buildings or the common areas needs the previous written consent of at least two-thirds of the allottees other than the promoter. The section carves out one exception: minor additions or alterations necessary for architectural or structural reasons, duly recommended and verified by an authorised architect or engineer, after proper declaration and intimation to the allottee.

The association of allottees. Section 17(1) of the Real Estate (Regulation and Development) Act, 2016 requires the promoter to execute a registered conveyance deed in favour of the allottee along with the undivided proportionate title in the common areas to the association of allottees, and to hand over physical possession of the common areas to that association.

Your own share of the land is the undivided share recited in your sale deed. It is held in common with the other owners and cannot be sold apart from the apartment. Conveyance to the association is a separate step from your own deed, and it is the one most often still outstanding years after possession — so ask when it is scheduled, not whether it is intended.

Yes while the home is under construction, and the position changes at completion. Schedule II paragraph 5(b) of the Central Goods and Services Tax Act, 2017 treats construction of a complex or building intended for sale as a supply of services — except where the entire consideration is received after the completion certificate is issued, or after first occupation, whichever is earlier.

Where that exception applies, Schedule III paragraph 5 of the same Act puts the sale of a building outside GST altogether: neither a supply of goods nor a supply of services. So the certificate is the hinge, not the calendar. We print no rate here — the rate and the conditions attached to it are notified by the Central Board of Indirect Taxes and Customs on the GST Council's recommendation, and they have been changed more than once. Ask for GST as its own line on your cost sheet rather than inside a single all-in figure.

We cannot tell you, and nothing on this site can. Whether either loading is levied at all, on which units and on what basis exists only in SUYUG's own cost sheet, and this site publishes no cost sheet and no price for any project.

What we can tell you is what to ask for. Neither charge is a tax and neither is created by any statute — they apply because a document says they do. Ask the sales team for the cost sheet for the specific unit with every loading shown as its own named line, and ask what the base figure is before you set that sheet against anybody else's.

SUYUG does not publish a booking amount on this site, for any project. What is asked for at application, how it is paid and what it triggers are terms of the booking or application annexure, and we hold nothing on them we can publish.

Two things are worth knowing before you ask. Section 13(1) of the Real Estate (Regulation and Development) Act, 2016 bars a promoter from accepting more than ten per cent of the cost of the apartment, plot or building as an advance payment or application fee without first entering into a written agreement for sale and registering it — so that is the statutory ceiling, whatever the amount turns out to be. And the amount itself should reach you from the sales team, on the application form, in writing: not from a portal, not from a caller, and not from this website.

We will not answer that from a web page. Whether a booking amount is refundable when a buyer changes their mind, and on what terms, is set by the cancellation and refund clause of the documents you sign, and SUYUG publishes none of them here.

So ask for the cancellation clause in writing before you pay anything, and read it yourself or have your own lawyer read it. Note that this is a different situation from a refund where the promoter is the one who defaults, which the Act deals with separately and which this site answers separately — do not let one of those be answered with the other.

This site publishes no payment schedule and no milestone list for any project. Whether payments are linked to construction, and which stages release which instalment, are terms of the schedule annexed to your agreement, and we hold none we can publish.

Ask the sales team for the milestone schedule for the specific project and configuration, in writing, before you book. Our construction-linked payment planner explains how a schedule of that kind works and what to check in one; it does not, and cannot, tell you what SUYUG's is.

Nobody here has read a SUYUG agreement for sale, so nobody here can tell you whether it carries an escalation clause. This site holds no agreement template and no booking term, and an assurance in either direction would be a claim about a contract we have not seen.

It is a clause worth finding before you pay anything rather than after. Ask the sales team for the agreement for sale in draft, find the clause dealing with revision of the consideration, and have your own lawyer read it — an answer given on a call is worth nothing against the document you sign.

SUYUG does not publish a price per square foot on this site, for any project or any configuration. Our project records carry no price at all — the price tables are empty — and public/llms.txt states that absence to answer engines in as many words. A per-square-foot figure attributed to SUYUG anywhere else did not come from us.

The current rate for a specific configuration comes from the sales team, on a dated sheet, for a specific unit. Ask for it that way — dated, unit-specific, with every charge shown as its own named line rather than folded into one all-in number — and treat a figure you found on a portal or an aggregator as unverified until SUYUG has confirmed it to you in writing.

This site publishes no scheme of that kind, for any project, and carries no offer of that kind anywhere on it. Nobody has confirmed to us that one is live, and republishing an offer whose terms nobody here holds would be worse than saying nothing at all.

If you have seen it advertised in SUYUG's name, it did not come from this website. Ask the sales team to confirm in writing whether any such scheme applies to the project you are looking at, and to state its terms and when it ends, before you rely on it for anything.

Yes. Every applicant is named on the allotment, in the agreement for sale and in the sale deed, and every one of them signs.

At registration each must appear before the Sub-Registrar or be represented by someone holding a power of attorney the registering officer can recognise — sections 32 and 33 of the Registration Act, 1908 set out who may present a document for registration and which powers of attorney count. A joint home loan follows the same names. Adding or removing a name after the agreement is registered is a change to a registered instrument rather than a change to a form, which is why it is worth settling the names before you sign rather than after.

Interest on a housing loan is dealt with under section 24(b) of the Income-tax Act, 1961, and repayment of principal under section 80C. The treatment differs between a self-occupied property and a let-out one, and interest for the period before the property is acquired or constructed is dealt with separately again.

No limit or figure is printed here, deliberately. The ceilings are set by the Finance Act and are revised, and which regime you are assessed under changes the answer for the same loan. Confirm the current position for your own case with a tax adviser rather than with the party selling you the home.

SUYUG publishes no answer to this on its website, and we will not offer you a market convention in place of one. Whether a co-applicant may be added, removed or substituted after booking, what it requires and whether it is treated as a transfer are terms of the booking documents and the agreement for sale.

It is worth settling before you pay rather than after, because who is named on the allotment affects the loan, the registration and the tax position for both of you. Ask the sales team for the clause in writing, and put the loan half of it to your lender at the same time.

This site does not publish a post-booking sequence, and describing one we have not seen written down would be inventing a promise on SUYUG's behalf. What documents follow a booking, and how soon, are set by the booking terms.

What is not a matter of policy is the agreement itself. Section 13(1) of the Real Estate (Regulation and Development) Act, 2016 bars a promoter from taking more than ten per cent of the cost as an advance or application fee without first entering into a written agreement for sale and registering it — so a registered agreement is not an optional later step, it is the gate. Ask the sales team, in writing and before you pay, what you will receive and by when, and keep that reply.

Section 18(1) of the Real Estate (Regulation and Development) Act, 2016 gives you a choice, and it turns on the date specified in the agreement for sale — not on any other date you have been shown.

If the promoter fails to complete or is unable to give possession by that date, you may withdraw from the project and claim the return of the amount you have paid, with interest and any compensation the Act provides. If you choose not to withdraw, the promoter is required to pay you interest for every month of delay until possession is handed over.

Which of the two is the better course in a particular case is a question for your own advocate, and we will not characterise the outcome for you. The first thing to do is read the possession clause in your registered agreement and note the exact date and any grace period it carries.

Not by us and not by the promoter. The rate is the one prescribed by the rules the State Government makes under the Act — the Karnataka Real Estate (Regulation and Development) Rules, 2017 for THE1 and Saffron, and the Tamil Nadu rules for The Big Banyan, because that project is registered with TNRERA and sits in Krishnagiri district.

The same prescribed rate runs both ways. Section 2(za) of the Real Estate (Regulation and Development) Act, 2016 defines interest so that the rate payable by the promoter and the rate payable by the allottee are the same, and section 19(7) is what makes a buyer liable for it on a late instalment. The symmetry is deliberate.

We print no figure. The prescribed rate is tied to a benchmark lending rate that moves, so read the rule in force for your state on the date you need it.

SUYUG publishes no quality-control protocol on this site and names no third-party quality agency. What is checked on site, at which stage, and who signs it off would come from the specification and from the construction team, and we hold nothing on it we can publish.

One control is statutory and you can rely on it without asking us. Section 4(2)(l)(D) of the Real Estate (Regulation and Development) Act, 2016 requires that withdrawals from the project's separate account be certified by an engineer, an architect and a chartered accountant, each in practice, as being in proportion to the stage of completion. That is a financial control tied to progress, not an inspection of workmanship, and it should not be offered to you as one.

For the workmanship half, ask the sales team who the architect, the structural consultant and the main contractor are, and whether an independent quality agency is engaged on the project you are buying into.

What possession requires, and what stays open after it, is set by your agreement for sale — that is the document to read, and the one to raise a snag list against, in writing and dated. Two provisions of the Real Estate (Regulation and Development) Act, 2016 sit behind it. Section 14(3) makes the promoter responsible for rectifying structural defects and defects in workmanship, quality or provision of services brought to its notice within five years of possession, so a snag does not become your problem simply because you accepted the keys. Section 19(10) also places a duty on the allottee to take physical possession within the period that sub-section specifies once the occupancy certificate has been issued — so an open-ended refusal is not a cost-free option either. Read both, and read the possession clause of the agreement before you sign it, not after.

Yes. Section 14(3) of the Real Estate (Regulation and Development) Act, 2016 provides that where a structural defect — or a defect in workmanship, quality or provision of services, or any other obligation of the promoter under the agreement for sale — is brought to the promoter's notice within five years of the date of handing over possession, the promoter must rectify it without further charge, within the time the sub-section itself sets. Where the promoter does not, the same sub-section provides for compensation in the manner the Act sets out. Read the section; it is short. And raise anything you find in writing and dated, so that the five years can be evidenced later rather than argued about.

The obligation is the promoter's. Section 11(4)(e) of the Real Estate (Regulation and Development) Act, 2016 requires the promoter to enable the formation of an association, society or co-operative society of the allottees, or a federation of them, under the laws applicable. The period within which that must happen is fixed by the applicable law — in Karnataka, the rules made under the Act — and the section's own proviso supplies a period only where no local law does, so read both rather than take a figure from a brochure. Section 19(9) puts a matching duty on you, as an allottee, to participate in forming it. When the association actually takes over the common areas and their upkeep is a separate question, set by the project's maintenance terms, which SUYUG has not published.

We do not state a khata classification for any SUYUG project on this site, and no developer should state one generically. A khata is a record the local body maintains for a specific property, and its classification is the body's to issue, not a promoter's to promise. Ask SUYUG in writing for the khata status of the project and for the local body that holds the record, then put the answer to that body yourself before you register.

SUYUG publishes no maintenance charge on this site, for any project, and we will not repeat a corridor norm as though it were ours. The rate, the area basis it is charged on and how far in advance it is collected are set in the maintenance agreement or the CAM annexure. Ask the sales team for that document, and for all three of those in writing, before you book — and treat a figure quoted to you by anyone who is not SUYUG as unverified until SUYUG has confirmed it.

This site publishes no interim maintenance arrangement. Who maintains the common areas between first occupancy and the owners' association taking over, who pays for it, and how unsold units are treated are terms of the maintenance agreement, and we hold none we can publish. Ask the sales team for the maintenance agreement covering that interim period specifically — the statutory half, the promoter's duty to enable an association to be formed, is a different question and is answered separately on this site.

We publish no transfer or assignment policy and no fee schedule, and there is no market convention worth quoting you in place of one. Whether an allotment may be transferred before possession, on what conditions and at what cost is set entirely by the transfer and assignment clauses of the documents you sign. Ask the sales team for those clauses in writing before you book — particularly if you are buying with a resale in mind — and have your own lawyer read them.

This site publishes no covenant text, so we cannot tell you what letting is permitted. What governs is the agreement you sign and, after handover, the owners' association's bye-laws — and short-term letting is the clause most often restricted by one or the other. Ask the sales team for the draft covenants and the draft bye-laws, and read the letting clauses yourself before you buy rather than discovering them afterwards.

Luxury apartments offer better design, lower density, premium materials, high-end amenities, and superior location advantages. Regular apartments focus more on affordability, often compromising on space, design, and lifestyle features.

SUYUG publishes no customisation policy on this site, so we will not tell you what may be changed, when the door closes, or what a variation is priced at. Those are terms of your own agreement and of the sales team's written variation process, and nothing in our published record settles any of them. Ask the sales team, before you book, for the customisation policy in writing — what may be altered, the construction stage after which it may not, and how a variation is priced and billed.

This site publishes no price for any project, so there is nothing quoted here to be included in or added to — our project records carry no price table, and public/llms.txt states that absence to answer engines in as many words. What a specific quote covers is set out in the cost sheet the sales team issues for a specific configuration, and that sheet is the only document that can answer this. Ask for it itemised, with the base, every loading, every charge and every statutory head shown as its own named line, rather than as a single all-in figure.

We make no Vaastu claim for any SUYUG project, and we will not infer one from a layout. No statement from the project architect on whether and how Vaastu principles were applied has reached us for publication, and reading an orientation off a floor plan is not the same thing as a design having followed a discipline. Ask the sales team for the dimensioned floor plan and the unit's orientation, and put those to whoever you would normally consult.

The amenity list on this site is descriptive, not contractual. It is a transcription of project material, it can change, and nothing on a website forms part of your agreement — what binds is the amenity schedule annexed to the agreement for sale, and SUYUG publishes no such annexure here. Ask the sales team for that annexure, read it against the list you were shown, and raise anything that differs before you sign rather than after.

We cannot tell you, and we will not answer it with a no. Running a sewage treatment plant, a recycled-water line and common-area solar has a cost, and that cost sits inside a monthly maintenance charge SUYUG publishes nowhere on this site — no rate, no basis, no figure. Ask the sales team for the maintenance terms in writing, and read what the green systems cost to run out of that document rather than out of a brochure or a comparison table somebody else built.

Neither we nor anybody else can settle that from a web page. What this site publishes is design intent as we hold it; what is contractually committed to you is whatever appears in the specification annexure to your agreement for sale, and SUYUG publishes no specification annexure here. Ask the sales team for that annexure and check that every feature you are relying on appears in it by name — a feature that matters to you and is not in the annexure is not something you have bought.

For two of them. THE1's and Saffron's project pages each embed SUYUG's own map pin for their site. The Big Banyan's map is addressed by name and road instead, because its record carries no coordinates and we would rather show a named place than a pin we had guessed at.

All three communities under construction do carry a "get directions" link, and each of those is a map short link somebody opened and checked rather than a query assembled from an address string — an assembled query had previously pointed one project's directions somewhere other than its site. Where a pin has not been confirmed, no directions control renders at all. No SUYUG office has published coordinates, and a latitude and longitude attributed to any SUYUG site other than THE1's and Saffron's did not come from us.

Ask for a registration number and check it, rather than judging the website. Section 9(1) of the Real Estate (Regulation and Development) Act, 2016 says no real estate agent shall facilitate the sale or purchase of a plot, apartment or building in a registered project without obtaining registration under that section — so anybody lawfully selling you a SUYUG home holds a registration of their own, and both K-RERA and TNRERA publish a searchable agent register. Then confirm the person with us direct, on the contact route published on this site rather than a number or a link the introducer gave you. Our portal guides walk both registers, worked against SUYUG's own registrations.

The Act answers this, and it is worth reading the sections rather than taking anyone's reassurance for them. Section 4(2)(l)(D) of the Real Estate (Regulation and Development) Act, 2016 requires seventy per cent of the amounts realised from allottees for a project to be deposited in a separate account and used only for that project's construction and land cost, with withdrawals in proportion to completion and certified by an engineer, an architect and a chartered accountant. Section 18 gives an allottee who withdraws the return of the amount paid with interest, and an allottee who stays interest for every month of delay. And where a registration is revoked, section 8 allows the Authority to have the remaining development carried out — including by the association of allottees.

None of that is a promise of an outcome. It is the machinery, and it is the same machinery whoever the promoter is.
