Sarjapur Road price per sq ft, 2026: the data and the method
About ₹12,000 a sq ft on average in 2026 — but which ₹12,000, measured how? This page shows its working.

The number, with its basis (asking vs guidance vs registered)
Short answer: published averages for Sarjapur Road apartments in 2026 sit around ₹12,000–12,200 per sq ft of super built-up area. 99acres put the corridor at ₹12,150 in April 2026, up 15.7% on a year earlier; Square Yards shows about ₹12,200 from active listings.
Those are asking prices — what sellers list at. Two other numbers exist and are usually lower: the guidance value set by the Karnataka government for stamp duty, and the registered price on actual sale deeds, searchable through Kaveri. A fair rate for a specific home lies between the registered prices of comparable recent sales and the asking prices around it.

2020 to 2026: the 79% run and the flat 2026
The corridor's run-up is real. ANAROCK figures quoted by PropNewz put the average at ₹6,050 in 2021 and ₹9,850 in 2024 — about 63% on those two numbers. The widely repeated '79%' headline measures a slightly different window and base, which is why we show the raw figures rather than the percentage.
2026 has been different. The same data shows Q1 2026 flat to 1–3% down against Q4 2025, even as new supply on the corridor reportedly hit a five-year low. Flat prices with thin supply usually mean buyers are pushing back on asking rates, which gives you room to negotiate.
By micro-market: Kasavanahalli, Dommasandra, Sompura Gate, Attibele
Prices fall the further you go from the Outer Ring Road. Kasavanahalli and the stretch near the ORR junction are the costliest, closest to the tech parks. Dommasandra and the Sarjapura town area are the middle band. Sompura Gate and the Sarjapur–Attibele side are the most affordable per sq ft, with bigger land parcels and lower density.
We are not publishing a ₹/sq ft figure for each micro-market yet. Portal data at that level is thin, mixes ready and under-construction stock, and changes week to week. We are compiling registered sale prices from Kaveri for each pocket and will add them to the table when every figure can be traced to a deed.

Why portal averages disagree
Each portal averages a different set of listings: different radius, different mix of new launches and resale, sometimes villas included. Some quote carpet area, most quote super built-up. A luxury launch with a high price can lift a thin area's average for a quarter. That is why two portals can be ₹1,000 a sq ft apart on the same week.
When you compare, use one basis throughout. Our price-per-sq-ft normaliser puts different quotes on the same footing.
Super built-up vs carpet: the real ₹/sq ft
RERA requires sale by carpet area — the usable floor inside your walls. Most listings still quote super built-up, which adds walls, balconies and a share of lobbies and amenities. The gap is usually 25–35%. ₹12,000 per sq ft super built-up at a 30% loading works out to roughly ₹17,000 per sq ft of carpet.
Always ask for the carpet area on the RERA registration and work the price out on that. Our carpet to super built-up converter does the maths.
All-in cost: GST, stamp duty, PLC, floor rise
The quoted rate is not what you pay. Add GST of 5% on an under-construction home (1% if it qualifies as affordable housing; none on a ready home with an occupancy certificate), then stamp duty and registration in Karnataka, plus preferential location charges (PLC) for a park- or corner-facing unit, floor-rise charges per floor, car parking, and maintenance deposits.
Together these typically add 10–15% to the base price. Work out yours with the GST calculator and the Karnataka stamp duty calculator. Our own published rates are on the price list — that is SUYUG inventory, not a market average.

Questions buyers ask
What is the price per sq ft on Sarjapur Road in 2026?
Published averages are about ₹12,000–12,200 per sq ft of super built-up area: ₹12,150 on 99acres in April 2026, and about ₹12,200 on Square Yards. These are asking prices; registered prices are usually lower.
Are Sarjapur Road prices falling in 2026?
Not falling much, but they have stopped rising. ANAROCK data shows Q1 2026 flat to 1–3% lower than Q4 2025, after a strong run from 2021 to 2024.
Why is Sompura Gate cheaper per sq ft than Kasavanahalli?
Distance from the Outer Ring Road and the tech parks. Kasavanahalli is next to the ORR; Sompura Gate is further out on the Sarjapur–Attibele side, with larger land parcels and lower density.
Does the listed rate include GST and registration?
Almost never. Add 5% GST on an under-construction home, Karnataka stamp duty and registration, and charges such as PLC, floor rise and parking. Together they usually add 10–15%.
How do I convert a super built-up rate to a carpet rate?
Divide the total price by the carpet area on the RERA registration. With a typical 30% loading, ₹12,000 per sq ft super built-up is about ₹17,000 per sq ft of carpet. Our converter does it for you.
