Sarjapur Road or Whitefield

Two east Bengaluru corridors, compared on what can be checked: price ranges with their sources, metro status as of October 2026, schools, water and density.

Our interest, stated

SUYUG builds on Sarjapur Road and not in Whitefield. We have kept the comparison to things you can verify, named every source, and declared no winner. Facts were last checked on 15 October 2026.

Short answer

The short verdict by buyer type

  • You work near ITPL or EPIP and want to move in this year: Whitefield. The metro runs, and ready stock is easier to find.
  • You work on the ORR tech belt and want a larger, newer home: Sarjapur Road, if you can wait for possession.
  • You are buying to hold for five years or more: it depends on the project, not the corridor. Read the price and metro sections first.

Price

Price per sq ft and appreciation

A Q1 2026 comparison by OneCity Property puts ready-to-move Whitefield apartments at about ₹9,000–10,500 per sq ft and Grade A Sarjapur Road at about ₹9,500–14,500, with under-construction Sarjapur stock running 10–20% cheaper.

PropNewz, citing Anarock, reports that Sarjapur Road rose by about 79% from end-2021 to mid-2025 (from about ₹6,050 to about ₹10,800 per sq ft), then held flat to slightly down in Q1 2026. It gives a 2026 Whitefield range of about ₹7,500–11,000 per sq ft.

The ranges disagree because they measure different things: ready versus under-construction, mid-market versus Grade A, asking versus registered prices. Compare like with like. For our own corridor, see Sarjapur Road price per sq ft, with sources.

Commute

Commute: ORR, ITPL, Electronic City

Both corridors feed the Outer Ring Road, and both carry heavy peak traffic. We do not print minute counts: they change by hour, by season and with every roadworks diversion, and a number on a marketing page is out of date the week it goes up.

  • Sarjapur Road connects most directly to the Bellandur–Marathahalli stretch of the ORR and to the Sarjapur-side campuses.
  • Whitefield centres on ITPL and the EPIP Zone, with the Purple Line running into the city.
  • For Electronic City, both rely on road links to the south, and neither has a direct metro.

The test that settles it: drive your actual route at 8:30 am and 6:30 pm on a Tuesday, from the specific project gate.

Metro

Metro: Purple Line today vs Phase 3A later

Whitefield has an operating metro. The Purple Line runs to Whitefield (Kadugodi), linking ITPL with the city centre.

Sarjapur Road's line is Phase 3A, from Sarjapur to Hebbal. The Karnataka cabinet approved it in December 2024 at an estimated ₹28,405 crore, with a length of 36.59 km.

The Union Cabinet's sanction was still awaited when we checked, and civil works cannot begin before it. One tracker expects construction from 2027 to 2033. Treat any earlier date as a hope, and check BMRCL for the current position. We track the details on the Phase 3A page.

Daily life

Schools, hospitals, everyday retail

Both corridors are well served. Several well-known IB and Cambridge schools sit on the Varthur–Dommasandra stretch between them, which is why families on either side often share a school. Whitefield's retail and hospitals are more established. On Sarjapur Road they are newer and still being added around Dommasandra and Sompura Gate.

Verify each school's board yourself on the IB directory or CBSE's affiliation search. Our list for the corridor is schools near Sarjapur Road.

Fundamentals

Water, density and green cover

Water supply is the question to ask of every project in east Bengaluru, on either corridor. Ask whether the building has a piped municipal connection or relies on borewells and tankers, how much storage it has, and whether it treats and reuses its own wastewater.

Whitefield is denser and more built up. Sarjapur Road still has more open land and lower-rise communities, though that is changing as the pipeline completes. Look at the specific site's open-space ratio on its approved plan, not the corridor's reputation.

For families

Which one for a 3 BHK or 4 BHK family

A larger family home usually comes down to three things: the school run, space per rupee and the possession date. Sarjapur Road tends to offer larger under-construction homes in newer communities. Whitefield offers ready homes and metro access now. Shortlist on the school, then compare two or three specific projects using the same criteria.

SUYUG's homes on Sarjapur Road are at Sompura Gate, and their IGBC status is pre-certified. See 3 BHK apartments on Sarjapur Road, or every comparison we publish.

FAQ

Questions buyers ask

Is Sarjapur Road better than Whitefield for investment?

Neither is better in general. Whitefield is the more mature market with an operating metro line; Sarjapur Road is newer, has more under-construction supply and depends on a metro line that has state approval but, as of 15 October 2026, no reported Union Cabinet sanction. Choose on the commute you will actually make and the possession date you can wait for, not on a corridor label.

Which has worse traffic, Sarjapur Road or Whitefield?

Both carry heavy peak traffic and both feed the Outer Ring Road. Published minute counts vary by hour, season and roadworks, so we do not print one. Drive your own route at 8:30 am and 6:30 pm on a weekday before you decide.

Which corridor has more international schools?

Both have several IB and Cambridge schools, and some of the best-known ones sit on the Varthur–Dommasandra stretch that links the two. Confirm each school's curriculum on the IB and Cambridge directories rather than relying on lists, including ours.

Is Whitefield more expensive than Sarjapur Road?

Published 2026 ranges overlap. One Q1 2026 comparison puts ready Whitefield apartments at about ₹9,000–10,500 per sq ft and Grade A Sarjapur Road at about ₹9,500–14,500, with under-construction Sarjapur stock 10–20% cheaper. Price depends far more on the project, the grade and the possession date than on the corridor.

Which is better for renting out a flat?

Whitefield has a longer rental track record around ITPL and an operating metro; Sarjapur Road's tenant base is tied to the ORR tech belt. Rental yield figures differ by source and by building, so ask a local leasing agent for achieved rents in the specific project, not asking rents for the area.
