Our interest, stated

SUYUG builds on Sarjapur Road and not in North Bengaluru. This page names its sources, declares no winner, and was last checked on 15 October 2026.

The big picture

Two growth stories, different engines

North Bengaluru, from Hebbal through Yelahanka to Devanahalli, grew around Kempegowda International Airport. Its case rests on airport-led employment, aerospace and SEZ projects, and large land parcels. Sarjapur Road grew as the residential side of the Outer Ring Road tech belt. Its case rests on jobs that already exist, and on the metro line still to come.

The useful question is not which story is better. It is which one matches your working life for the next ten years.

Jobs

Jobs: ORR tech belt vs airport-led aerospace and SEZ

  • Sarjapur Road: the Bellandur–Marathahalli stretch of the ORR, Sarjapur-side campuses and Whitefield beyond. A mature, dense employment base.
  • North Bengaluru: the airport and its supply chain, the aerospace park and SEZ belt, and the Manyata–Hebbal offices. Growing, and more spread out.

The employers along our own corridor are listed in Sarjapur Road employers and tech parks.

Airport

Airport access and the second-airport question

North Bengaluru has the airport on its doorstep, and Sarjapur Road does not. If you fly often, that is a real difference. Check the route in a maps app at the hour you would fly, because a fixed number would mislead you.

A second airport for Bengaluru is in planning. The Airports Authority of India has inspected shortlisted sites near Harohalli on Kanakapura Road and near Nelamangala, and the state says the final site needs Cabinet approval. As of 15 October 2026 we found no confirmed final site. None of the shortlisted sites is on either corridor, so we would not buy on either side because of it.

Metro

Metro: Phase 3A links both ends

Phase 3A runs from Sarjapur to Hebbal, so it would connect the two corridors directly. The Karnataka cabinet approved it in December 2024 at an estimated ₹28,405 crore, with a length of 36.59 km.

The Union Cabinet's sanction was still awaited when we checked, and civil works cannot start before it. One tracker expects construction from 2027 to 2033. Check BMRCL for the current position, or read our Phase 3A explainer.

Supply and price

Supply pipeline and price per sq ft

PropNewz reports that East Bengaluru, which includes Sarjapur Road, took about 57% of the city's new launches in Q1 2026. North Bengaluru also carries large developer pipelines.

On price, PropNewz, citing Anarock, records Sarjapur Road rising from about ₹6,050 per sq ft at end-2021 to about ₹10,800 by mid-2025, then holding flat to slightly down in Q1 2026.

North Bengaluru prices vary widely, from Hebbal to the outer Devanahalli stretch, so a single corridor average says little. Compare two specific projects with the same grade and possession date. For our corridor, see Sarjapur Road price per sq ft, with sources.

Decision

Who should choose which

  • You fly every week, or work near the airport or Manyata: North Bengaluru.
  • You work on the ORR or in Whitefield and want an established school and retail scene: Sarjapur Road.
  • You are an NRI buying to rent: pick the tenant pool you can see today, and read our NRI buying guide.

SUYUG's homes on Sarjapur Road are at Sompura Gate, and their IGBC status is pre-certified. See them for yourself, or browse all our comparisons.

FAQ

Questions buyers ask

Is North Bangalore a better investment than Sarjapur Road?

Not as a rule. North Bengaluru's story rests on the airport and the aerospace and SEZ belt. Sarjapur Road's rests on the ORR tech jobs already there. Both have heavy new supply. The project, its price and its possession date matter more than the direction on the map.

How long is the drive from Sarjapur Road to the airport?

Long, and it varies a great deal by hour. We do not print a minute count because a fixed number misleads. Check the route in a maps app at the time of day you would actually fly. If you fly every week, give North Bengaluru extra weight.

Will Phase 3A connect Sarjapur to Hebbal?

That is the plan. Phase 3A is a Sarjapur–Hebbal line that the Karnataka cabinet approved in December 2024. As of 15 October 2026 we found no report of the Union Cabinet's sanction, which civil works need before they can start. One tracker expects construction from 2027 to 2033.

Which corridor has more upcoming supply?

Both have a lot. PropNewz reports that East Bengaluru, which includes Sarjapur Road, took about 57% of the city's launches in Q1 2026. North Bengaluru also has large developer pipelines. In either case, ask how many units in the specific micro-market will complete in the same year as yours.

Which is better for NRIs buying to rent?

Rent follows jobs you can reach today. Sarjapur Road sits beside an established tech workforce. North Bengaluru's tenant demand is growing with the airport-side employers. Ask a leasing agent for achieved rents in the building, and read our NRI guide for the FEMA and tax steps.
