Hosur town
The job centre. Most built-up, most rental demand, and the tightest supply of large approved plots.
Locality · Tamil Nadu
Why plot buyers look at Hosur: a real industrial job base, an airport and a metro that are proposed but not approved, and a Tamil Nadu records system that Bengaluru buyers need to learn before they pay. Status checked 15 October 2026.

Jobs
Hosur's case rests on employment that already exists, not on a promise.
Factory workforces create demand for rentals and starter homes near the SIPCOT estates first. Plot demand further out depends on roads, water and approvals, so check each layout on its own merits.
Infrastructure
Tamil Nadu shortlisted sites and settled on land between Berigai and Bagalur in Shoolagiri taluk, after the Airports Authority of India found the shortlisted sites suitable (The Metro Rail Guy, Swarajya).
Status on 15 October 2026: not approved. The Union government has declined the proposal more than once, citing HAL’s control of the airspace and defence priorities (Swarajya). The state has sought clearance again (Deccan Herald) and TIDCO has said it will resubmit the DPR after addressing the airspace objections (Swarajya). No construction has started and no opening date has been set by any authority.
For buyers this means one thing: a plot priced on an “airport is coming” premium is priced on a decision that has not been made. Our Hosur airport and metro tracker follows each step.
Infrastructure
Namma Metro’s Yellow Line already ends at Bommasandra, on the Karnataka side. Tamil Nadu wants it carried across the border to Hosur: CMRL commissioned a DPR study (Indian Infrastructure) and, in August 2026, the state’s finance minister restated the plan in the budget (Swarajya).
Status on 15 October 2026: no DPR approved. Karnataka’s BMRCL has been studying a shorter extension to Attibele on its own side of the border instead. A cross-border line needs both states and the Centre to agree, and they have not.
Price basis
Hosur plots are quoted in three different ways, and mixing them up is the commonest mistake a Bengaluru buyer makes.
We do not print a Hosur rate: listings are asking prices and guidance values change by notification. Check the guidance value for the exact survey number on TNREGINET before you negotiate.
Due diligence
The revenue record of who holds the land. The name must match the seller, and the survey number must match the deed.
Pull it yourself on TNREGINET for at least 30 years. It shows mortgages and earlier sales.
The layout approval letter and approved plan, with your plot number on it. Unapproved layouts cannot get building approval later.
Layouts above the RERA threshold must be registered. Search the project on the TNRERA portal and read the uploaded approvals.
The Tamil Nadu government value for the survey number, published on TNREGINET. Stamp duty is charged on it or the sale price, whichever is higher.
Step-by-step: how to search the TNRERA portal and what “DTCP approved” really means.
Compare
The job centre. Most built-up, most rental demand, and the tightest supply of large approved plots.
North-west of Hosur, towards the Karnataka border and the proposed airport site. Larger gated plotted layouts.
The district headquarters further east. Lower density and longer horizons.
SUYUG’s plotted development here is The Big Banyan, at Sarjapur to Bagalur Main Road, Bagalur, Hosur, registered with TNRERA (TNRERA/30/LO/1146/2026). See villa plots on Sarjapur–Bagalur or the Sarjapur Road vs Hosur comparison.
Questions
Hosur has a real job base in automobiles, EVs and electronics, and plot demand follows it. But the two headline catalysts, an airport and a metro link, are both unapproved as of 15 October 2026. Buy for what exists today: approved layouts, clean title and roads that are already built. Treat the airport and metro as possible upside, not as the plan.
Tamil Nadu has proposed a site between Berigai and Bagalur in Shoolagiri taluk. As of 15 October 2026 it still lacks Union government clearance: the Defence Ministry has declined it more than once over HAL airspace, and TIDCO has said it will resubmit the DPR. No construction has started.
Ask the seller for the DTCP (or local planning authority) layout approval letter and the approved layout plan, and match your plot number on it. Then check the layout on the TNRERA portal if it is a registered project, and pull the encumbrance certificate on TNREGINET. Do not rely on a brochure line saying DTCP approved.
Yes. Any Indian resident can buy residential plots in Tamil Nadu. The difference is administrative: the sale is registered at a Tamil Nadu sub-registrar office, under Tamil Nadu stamp duty and guideline values, and the land records are patta and chitta, not the Karnataka RTC.
Not yet. Tamil Nadu is pursuing a cross-border line from Bommasandra to Hosur, but as of 15 October 2026 no DPR has been approved, and Karnataka's BMRCL has instead been studying a shorter extension to Attibele on its side of the border. The existing Yellow Line ends at Bommasandra.
