A comparison page is only as useful as the things it refuses to guess. A wrong sub-registrar office or a wrong hobli sends a reader to the wrong counter holding the wrong opinion of their own title, so these are stated as gaps rather than filled in.

  • The village for The Big Banyan on the Tamil Nadu side. Our published address reads “Sarjapur to Bagalur Main Road, Bagalur, Hosur”; our jurisdiction note reads Belathur, Krishnagiri district. The two do not agree and only the certificate settles it, so we assert neither.

  • The firka for any specific Tamil Nadu parcel.

  • The sub-registrar office covering any specific survey number, on either side.

  • The local body for any specific address on the Karnataka corridor outside the corporation limits.

    Search the registration number on that state's authority portal — K-RERA or TNRERA, never both.

    Pull the land record in that state's form: RTC in Karnataka, patta and chitta in Tamil Nadu.

    Ask the state's registration portal which sub-registrar office covers the survey number, and take the encumbrance certificate from that office.

  5. 05

    Confirm the layout or plan approval under that state's Town and Country Planning Act.

Real Estate (Regulation and Development) Act, 2016, Section 20
Each State establishes its own regulatory authority. A project is registered with the authority for the State the land lies in, which is why one border produces two registers.
Real Estate (Regulation and Development) Act, 2016, Section 3(1)
