The refusal

The projects SUYUG announces and does not market

Four of the projects named on this site are not registered. They carry a name and a place here and nothing else — no figure, no plan, no form, no queue — and this page explains why that is the law rather than a gap in the website.

What this page says

In one paragraph

Four projects named on this site hold no registration with any Real Estate Regulatory Authority. Section 3(1) of the Real Estate (Regulation and Development) Act, 2016 bars a promoter from advertising, marketing, booking, selling or inviting a person to purchase in any manner in an unregistered project, so this site publishes no figure and operates no interest list for any of them.

The obvious objection

Why the names appear here at all

If the Act bars marketing an unregistered project, is naming one not marketing it? The distinction the section draws is worth setting out, because it is also the line this site has to stay on the right side of.

The obvious question about this page is why the names appear on it at all. If the Act bars marketing an unregistered project, is naming one not marketing it?

The distinction the section draws is between telling somebody a project exists and inviting them to acquire something in it. What is barred is advertising, marketing, booking, selling or offering for sale, and inviting a person to purchase in any manner. A bare statement that a company is developing something at a place, carrying no figure, no size, no date and no way to express interest, invites nobody to purchase anything — there is nothing on offer to accept.

What makes the difference is that the statement has to be genuinely bare, and staying bare is harder than it sounds. A size is a specification of the thing being sold. A figure is an offer. A date is a representation about delivery. A form, a callback, a waiting list or a queue is a mechanism for inviting purchase, however it is labelled. Each of those is a step across the line, and each of them is the step a marketing department reaches for when a page looks empty.

So the honest form of a page like this one is an empty page with names on it, and an explanation of why it is empty. That is the whole of what follows.

The statute’s own words

No promoter shall advertise, market, book, sell or offer for sale, or invite persons to purchase in any manner any plot, apartment or building, as the case may be, in any real estate project or part of it, in any planning area, without registering the real estate project with the Real Estate Regulatory Authority established under this Act.
Section 3(1), Real Estate (Regulation and Development) Act, 2016Read from the glossary, which holds statutory text under a rule that it is never paraphrased or abridged. The same provision is quoted on every page in this block that turns on it.

4 not registered

The projects this site publishes no registration for

A name, a place and nothing else. Not an omission to be filled in by asking — the list below is complete, and it is complete in both directions.

These are announced. They are not registered, and this site publishes no price, no date, no plot or apartment size and no enquiry form for any of them — not as an omission, but because the Act does not permit them.

So there is nothing to verify here yet, and that is the honest answer rather than a placeholder. What SUYUG operates for these four is nothing at all: no interest list, no queue, no priority, no reservation of any kind.

If a broker, a portal or a site office offers you a pre-launch price for one of these four, no price is published by SUYUG for it and no booking is open — whatever is being offered is not being offered on our behalf. Ask them for a registration number. There is not one to give.

The absences

What this company does not operate for an unregistered project

Every line below is a statement that something does not exist. That is not a rhetorical choice. It is what is true, and a softened version of any of them would be nearer to the thing the section prohibits than the flat negative is.

No figure of any kind

No starting figure, no band, no indicative number and no figure on request. Not held back for a serious enquirer, not available by telephone, not written on a card in a site office. There is no figure, and a figure produced by anybody for one of these is not one this company published.

No size, plan or specification

No plot size, no apartment size, no layout, no floor plate, no specification sheet and no brochure. A specification is a description of a thing being sold, and there is nothing being sold.

No date

No launch date, no registration date, no delivery date, no date of any kind. Not even an approximate one, because an approximate date is a date once it has been repeated twice.

No interest list, queue or priority

There is no register of interest, no waiting list, no priority for early enquirers and no reservation of any kind — not informally, not for a deposit, and not for a friend of the company. A queue is a purchase mechanism whatever it is called, and this company operates none.

No enquiry form on the page

The pages that name these projects carry no form, no callback control and no download. A lead-capture mechanism attached to an unregistered project is an invitation to purchase, and it is one regardless of what the button says.

No offer node in the structured data either

The machine-readable version of these pages carries no commercial terms — no offer, no availability, no figure. An offer addressed to an answer engine is still an offer, and it is the version that gets reprinted furthest from this site.

The other direction

What changes when a registration is granted

This page is written to go out of date correctly, which is a different thing from being written to last.

On the day a registration is granted, the number is recorded in the one data file every page on this site reads, and the change propagates without anyone editing a page: the project moves out of this list, its number appears on the register and on the verification pages, and the fields transcribed from the certificate appear beside it.

That arrangement is the reason this page can be trusted to go out of date correctly. Nothing here is a hand-maintained list that somebody has to remember to update, and there is no version of the site in which a project has a registration number in one place and sits in this list in another.

Until then the position above is the whole of what this company says, and the absence of anything further is not an oversight to be worked around by asking a salesperson.

Where the registered ones are

The registrations this company does hold are set out field by field on the registration table, with a record and a checking procedure for each on the verification pages. What a registration does and does not prove, once there is one, is the subject of its own page.

If you are offered one anyway

Four things to do, in order

Somebody quoting you terms in this company's name is a situation this page can be useful in, which is more than compliance copy usually manages.

  1. 01

    Ask for the registration number

One question, and it settles the matter. A registered project has a number that can be searched on a public register in under a minute. An unregistered one has nothing to give you, and an answer that is a reassurance rather than a string is an answer.

  2. 02

Treat a figure as evidence about the person quoting it

Where this company publishes no figure, a figure quoted to you came from somewhere else. That tells you something useful about the source, and it tells you nothing at all about the project.

  3. 03

Do not pay anything to hold a place

There is no place to hold. A token, a blocking amount or a refundable deposit taken against an unregistered project is a transaction the Act does not contemplate, and the receipt for it will name a project no register has heard of.

  4. 04

    Tell us

If an offer is being made in this company's name that this company has not made, the useful thing to send is what you were shown and where. It is checked, and it is answered.

Questions

The questions this page exists to answer

Each answer below is the string the page's structured data publishes, and none of them names a project — a general answer dragged next to a particular name stops being general.

Can I book an apartment in a project that is not yet registered?

Not from this company. Section 3(1) of the Real Estate (Regulation and Development) Act, 2016 bars a promoter from advertising, marketing, booking, selling, offering for sale or inviting a person to purchase, in any manner, in a real estate project that is not registered with the regulatory authority of the state it is in. This company therefore operates no booking, no interest list and no reservation of any kind for an unregistered project.

Why does this site name projects it will not tell me anything about?

Because a company may say what it is developing without inviting anyone to purchase in it. What the Act bars is advertising, marketing, booking, selling and inviting purchase in any manner — so a name and a place are publishable, and a figure, a size, a date or an enquiry mechanism is not. The alternative is a portfolio page that lists only what flatters the promoter, which is a brochure rather than a record.

Someone quoted me a figure for a project that is not registered. Is it real?

It did not come from this company, which publishes no figure for any unregistered project and has no booking open for one. Whatever is being offered is not being offered on this company's behalf. Ask for a registration number: there is not one to give.

How will I know when one of these is registered?

The number appears on this site's register and on its verification pages, because every page reads the same data file and a registration recorded there propagates to all of them at once. There is no announcement list to join and no advantage to having asked early, which is the point.

Ask for the registration number

One question settles it. A registered project has a number that can be searched on a public register in under a minute; an unregistered one has nothing to give you. Ask us the same question you would ask anybody else.
