SUYUG Infra

The table

Every registration number SUYUG holds, in one table

One table, every registration, every field. Each row is transcribed from the certificate rather than assembled from a listing site, and each column carries a plain statement of what that field on a certificate actually means.

3 registrations · 8 of 12 certificate fields transcribed · last reviewed on

What this page says

In one paragraph

SUYUG holds three registrations: two with the Karnataka Real Estate Regulatory Authority and one with the Tamil Nadu Real Estate Regulatory Authority. Every field published here is transcribed from the certificate, and every field not yet transcribed is shown as a blank rather than left off.

The register

Every registration, every field

One row per registration. Where a cell is empty the certificate field has not been transcribed here, and the list under the table says what document would fill it.

Transcribed from the certificates. Dates print in the form they are stored in.

8 of 12 certificate fields are transcribed across 3 registrations, and one record carries blanks. Each registration also has its own page, where the same fields are set out one at a time with a procedure for checking them: THE1, Saffron and The Big Banyan.

The form

What each field on a certificate means

The register prints the value and assumes you know what it is. These are our words about the authority's document, kept deliberately separate from the transcription above.

Registration number

Never blank

The string the authority's own register answers to. It is the only search key that works: a project name returns whatever a portal chose to index, and a promoter name returns every project that promoter has registered.

Issuing authority

Never blank

The state authority the project is registered with, which follows the land and nothing else. A number issued by one state's authority does not appear on another state's register, and searching it there returns nothing — which looks like an absent registration and is not one.

Promoter, as named on the certificate

The legal entity the authority registered the project to. It is the name the register answers to, and it is not necessarily the name the project is marketed under.

What would fill it, when it is blank

The certificate itself, or the promoter row on the authority's own entry for this registration. Either is a transcription; neither is a thing we would reconstruct from a listing site.

Land, as registered

The survey numbers, village, hobli and taluk the registration covers. This is the field that ties a marketing address to a specific parcel in the revenue record — the check that a locality name alone cannot give you.

What would fill it, when it is blank

The schedule of property filed with the registration, or the land detail on the authority's entry. Until one of those is in hand there is nothing here to transcribe.

Approved on

The date the authority granted this registration. It is the register's own date of grant, not a project milestone and not a date SUYUG chose.

What would fill it, when it is blank

The date of grant printed on the certificate.

Valid to

The date this registration runs to. It is a fact about the registration and about nothing else — read the note further down this page before you read it as anything more.

What would fill it, when it is blank

The validity row printed on the certificate.

What is not here

The fields this site has not transcribed

Listed rather than left as empty cells. A blank in a wide table is easy to read past, and the blanks are what this page is for.

THE1

4 of 4 fields transcribed

Every certificate field this site records is transcribed for this registration. That is a statement about the fields on this form, not a claim that the certificate contains nothing else.

Saffron

4 of 4 fields transcribed

Every certificate field this site records is transcribed for this registration. That is a statement about the fields on this form, not a claim that the certificate contains nothing else.

The Big Banyan

0 of 4 fields transcribed

  • Promoter, as named on the certificate — not published here

The certificate itself, or the promoter row on the authority's own entry for this registration. Either is a transcription; neither is a thing we would reconstruct from a listing site.

  • Land, as registered — not published here

The schedule of property filed with the registration, or the land detail on the authority's entry. Until one of those is in hand there is nothing here to transcribe.

  • Approved on — not published here

The date of grant printed on the certificate.

  • Valid to — not published here

The validity row printed on the certificate.

The string itself

What can and cannot be read off a registration number

A registration number looks as though it decodes, and publishing a legend for it would be easy. We hold no document from either authority that says what the groups mean, so what follows is what is checkable and an explicit refusal to guess at the rest.

The number is a whole string, and a partial one is not a number

Observed

Every slash matters. A search on part of a registration number returns nothing, and nothing looks exactly like a search that failed — so a truncated number reads as an absent registration. Copy the string rather than retyping it; retyping is where the errors come from, and a single transposed digit produces the same empty result as a project that was never registered.

One group of six digits reads as the date of approval

Observed

On both Karnataka registrations published here, a six-digit group inside the number corresponds to the day, month and year of the approval date transcribed beside it. That is an observation over the two certificates this promoter holds, not a rule of the register, and it is offered only as one more thing a reader can check for themselves against the row.

The rest of the string is not decoded here

Not asserted

The remaining groups plainly encode something — an authority code, a class of project, a serial. We hold no document from either authority that says what, so no legend for them is published on this page. A guessed legend on a verification page is worse than no legend, because it would be quoted as though the promoter knew.

Karnataka Real Estate Regulatory Authority

K-RERA

The register for Karnataka. Type the address in yourself rather than following a search result — this is the portal's front door, not a deep link into a query string that a redesign can quietly break.

Tamil Nadu Real Estate Regulatory Authority

TNRERA

The register for Tamil Nadu. Type the address in yourself rather than following a search result — this is the portal's front door, not a deep link into a query string that a redesign can quietly break.

What this site cannot settle

The village on the Tamil Nadu record is not settled here

Published rather than tidied away. A record that resolves its own conflicts by picking the version that reads better is not a record.

Not in doubt

The district and the state are not in question and never have been: Krishnagiri district, Tamil Nadu, registered with the Tamil Nadu Real Estate Regulatory Authority. Nothing on this page or any other should be read as doubt about which state the land is in.

The two forms in this site’s own data

  • One field of this site's own data describes the address as being on the Sarjapur to Bagalur Main Road, at Bagalur, Hosur.

  • Another describes it as Belathur, in Krishnagiri district, Tamil Nadu.

The registered schedule of property is the document that settles which village the registration covers, and it has not been transcribed here. Until it is, this site asserts neither version at village level and marks the field unresolved rather than choosing the one that reads better.

Before you rely on it

Four things this table is, and is not

Stated on the page rather than assumed. Each one changes what a reader should do with a value in a cell.

Every field is our typing of somebody else's document

Nothing in the table is computed, inferred or completed from a listing site. Each value was read off the certificate and typed; the review stamp at the head of the page is the date a human last did that. If a field here disagrees with the authority's register, the register is right and this page is wrong — tell us and it is corrected against the certificate rather than against anybody's memory.

A blank is a rendered field, not a missing row

Where a certificate field has not been transcribed, the table draws the field and says what document would fill it. Dropping the row instead would make the gap invisible, and an invisible gap is indistinguishable from a form that never had the field.

A validity date is a fact about a registration and nothing else

The last column is the period the authority granted for the registration. It is not a commitment to hand anything to anybody, and this site publishes no such commitment for any project. The reason the column is here at all is that it is on the certificate, and a transcription that leaves out the inconvenient field is a curation.

The promoter of record is not the name on the door

The certificate names the registered legal entity. The brand a buyer reaches us under is different, and where the two differ the register governs — so a search of the register by promoter has to use the registered name, and a listing site printing the trading name in that field is describing itself rather than the record.

Ask for the document

Every field in this block is our typing of somebody else’s paper. Ask for the paper. We would far rather you read the certificate, the sanctioned plan and the title papers than take a transcription on trust — including ours.
