Our two projects at Sompura Gate on Sarjapur Road, set beside each other honestly — including the parts of each that will not suit you. Every figure below is read from the same project data our RERA page uses.

What this page is

A developer comparing its own two projects has an obvious temptation: present them as complementary, declare that both are excellent, and let the reader work it out. That is a brochure with two columns. This page tries to do the harder thing — state what actually differs, say plainly who each one is not for, and leave the decision where it belongs.

The two sit at the same junction, so the things a comparison usually leans on — the corridor, the connectivity, the neighbourhood — are the same for both and settle nothing. What differs is scale, density, the mix of homes, the registration each holds and its dates, and the survey land each is registered on. Those are the rows below, and every one of them is read from our project data rather than written into this page.

Two things are deliberately absent. No price, because no price appears anywhere on this website — the cost sheet is issued against a specific unit and that is where a real number belongs. And no completion or possession date: a RERA registration has a validity period, that period is a fact about the registration, and presenting it as a handover date would be a misrepresentation of the certificate.

What this page will not do

  • Declare which is better. They are different sizes of the same idea. Which suits you depends on how large a community you want to live in — a question we cannot answer for you.
  • Print a price or a rate per square foot. No price appears on this site. Ask for the cost sheet for a specific unit.
  • Turn a registration validity date into a possession date. They are not the same thing. The validity period is a fact about the registration; anything about handover belongs in the agreement for sale.
  • Overstate a green credential. Each project's IGBC standing is rendered from the value recorded in our project data, in fixed wording. No level is stated for either, because a level is decided at final certification and neither project holds a final certificate.

Settled by The certificate or pre-certificate issued by the Indian Green Building Council for the specific project. No SUYUG project holds a final IGBC certificate. That is awarded only after a completed building has been verified against what was submitted. Ask for the document by name, and treat "pre-certified" and "designed to IGBC guidelines" as the two different claims they are.

Reading the table

What those differences actually mean

Three notes on how to use the rows above. None of them tells you which project to buy, because the honest answer to that depends on how large a community you want to live in — and we cannot see that from here.

How large a community you are joining

The unit counts and land parcels in the table above are the whole of this difference. A larger project funds more amenity and more shared open space, and puts more households through every gate, lift lobby and amenity at the same hours. A smaller one reverses both halves of that sentence. Neither is the better answer; they are answers to different questions.

Whether the home you want exists here

The configurations table is read from our project data, and it is the first filter worth applying. If the configuration you need is not listed against a project, no other row matters — and we would rather you found that out on this page than after a site visit.

How far along each registration is

Each registration carries an approval date and a validity period, both printed below from the certificate. An earlier approval date means the project has been registered for longer; it does not mean the building is further advanced, and we will not imply that it does. Ask for the current construction status and the quarterly filings on the regulator's register.

Including the unflattering half

Who each one suits, and where each one is weaker

Both of these are ours, which removes every excuse for hedging. A developer that cannot say where its own project is weaker is telling you only that it would rather not.

Suits

A household that wants the amenity scale, the podium-level open space and the setbacks that only a larger project can fund, and is comfortable living high with several hundred other households sharing the same gates, lifts and facilities.

Weaker on

Density and dependence. More homes means more people at every lift lobby, driveway and amenity at peak hours, a larger association whose decisions are harder for one owner to influence, and a longer list of engineered systems — lifts, pumps, generators, fire systems — whose upkeep you pay for every month whether or not you use them.

Suits

A household that would rather know its neighbours than have more facilities, wants a smaller community and less pressure on everything shared, and is content to use the neighbourhood for what a bigger project would provide inside its boundary.

Weaker on

Scale. Fewer homes means less to fund with — a shorter amenity list, less scope for professional facility management, and a smaller association that depends heavily on a handful of owners doing the work of chasing a promoter or a contractor.

Neither paragraph above is a reason not to buy either project. They are the trade-offs that follow arithmetically from the unit counts and land parcels in the table — which is why we can state them without guessing. What we cannot state is which trade-off suits you.

Ask us these

Five questions with documentary answers

Ask them of us, and ask the same five of anyone else you are considering. A page that publishes the questions it expects to be asked has made itself easier to check, which is the point.
